Job Description Prepares at a timely manner, an estimated cost with a level of detail and accuracy, for potential projects of various stages such as budget, design-build, hard bid or competitive bid. Reports to Director of Preconstruction Compensation $80,000 - $90,000 DOE and Location Requirements Must have good communication skills, both verbal and written Have good time management skills and good attention to detail Has strong mathematical skills Must be creative and have critical thinking skills, think outside the box Ability to read and interpret architect’s drawings and specifications Ability to understand GC instructions to Bidders and convert to an estimate Proficient in NetSuite Proficient in MS Office (Excel, Word, PowerPoint) and BlueBeam Revu Responsibilities Generate a Quote Folder Once assigned a project, generate a Quote Folder. Refer to Estimating Folder System Procedures. Maintain good filing system practices. Review the scope of the project Download complete bid documents (plans, specs, gen. conditions and instruction to bidders.) Read and understand contract documents Review plans and specs for constructability issues and general requirements Evaluate crucial aspects of a project such as delivery and completion dates Organize a Pre-bid Meeting with Estimating Manager and Sales. Discuss the scope and scale of the project. Determine any conflicting issues and strategize an approach Assist Sales in arrangement of Request For Information (RFI) as necessary Collaborate with clients, contractors, architects as necessary. Collaborate with team members on product complexities, lead times, costs, etc. Identify the factors that affects the cost of the project Logistics and Jobsite conditions (Location, staging area, access to building, floor or room, use of equipment, size of elevator, parking, Disease Outbreak Protocols, etc.) Labor type (Any wage, Union, Non-union, Prevailing, Davis-Bacon) Billing software (Textura, GC Pay) Scope of Work, Trade Bid Package (Inclusions, Qualifications and Exclusions) Certification and other requirements (Buy America, LEED, BIM, Seismic Calculations, etc.) Non-standard products and laboratory equipment Factory production lead times (in-house and buyouts) Create a material takeoff Extract information from floor plans or elevations to create takeoff. Cross reference MEP drawings. Save with file name with suffix “_BBTO” Utilize Bluebeam to accurately do a takeoff, in floor plans or elevations Harvest and generate parts quantities through Bluebeam Solicit bids/quotes from vendors and suppliers Prepare Request for Quotes (RFQs) for vendors Communicate with vendors/suppliers and clarify pricing information Provide vendor with project information Job Name Jobsite Address Anticipated Delivery: (This is very important, so escalation can be calculated accordingly) Quote Due Date Architect or GC: (This may be useful for vendors who has relationship with Arch/GC) Attach other relevant information such as plans, specs, schedule, phasing or photos. Such information are useful factors that may involve additional costs Provide instructions how quotes are presented (e.g., price breakout per floor, phase, alternates) Review vendor quote and vet. Organize vendor quotes and associated folders Prepare the Estimate and compile quotes Currently in Excel, prepare estimate accurately. Include information from the opportunity and contract documents (Job Name, Address, Contact, Quote number, Date, Sales Tax, Labor rate) Prepare estimate that will allow for efficient bid analysis (e.g.,Phase, Floor, Room, etc.). Fill out and assemble the prices based on accurate quantities, product numbers & prices, and vendor quotes Determine accurate freight cost. Important to note costs for pallets, in-bound and out-bound freight, number of phases or deliveries, vendor freights, etc. Generate cost reduction options (Value Engineering or Alternates as required) Present the estimate to Estimating Manager and Sales. Assist with the analysis to determine project margins and final pricing Complete the estimate Prepare the bid proposal letter Clarify the scope by providing the inclusions, exclusions, and other qualifications. Coordinate this with the Salesperson to assure correctness. If necessary, assist Sales in proposal submittal to client via email or online plan room. Enter the project in NetSuite Wizard Create a csv file and import in NetSuite. Once entered, update the quote by reconciling general information, margins and other pricing. The amount in NetSuite should match the total amount of the Estimate. Push project in NetSuite. Attend Kickoff Meeting Hand off information and strategies that was discussed during Pre-bid Meeting. Review the project with the PM and Engineering team Assist team members with duties related to estimating Maintenance of cost data base and templates Track historical pricing (for budgetary purposes) Change Order assistance for PM’s (Complicated or Large COR) Monitor online plan rooms for potential bids Maintain vendor library for latest catalogs and price lists #J-18808-Ljbffr
