Job Title: Compliance Specialist FLSA STATUS: Exempt Position Summary The Compliance Specialist is responsible for the execution of all file-level compliance activities across a portfolio of affordable housing communities. This role ensures that all resident certifications, documentation, and compliance records meet regulatory requirements for LIHTC, HUD, HOME, Bond, and other applicable programs . Working under the direction of the Compliance leadership structure, the Compliance Specialist is accountable for timely, accurate, and complete file reviews and certification processing , ensuring all compliance deliverables meet company standards and regulatory deadlines. This role is high-volume and production-driven , requiring strong attention to detail, regulatory knowledge, and the ability to manage multiple priorities in a deadline-sensitive environment. This role is critical to ensuring file-level compliance accuracy and execution , directly supporting the organization’s ability to maintain regulatory compliance, pass audits, and avoid financial or operational risk. Key Responsibilities File Review & Certification Processing Review and approve Move-Ins, Interims, and Annual Recertifications for compliance with all applicable program requirements Validate income, assets, allowances, and household composition using third-party verifications and documentation standards Ensure all calculations, supporting documents, and TICs are accurate and fully supported Identify deficiencies and provide clear, actionable corrections to onsite teams Ensure all files meet LIHTC, HUD, HOME, and Bond requirements prior to approval Production & Turnaround Expectations Meet established service level standards: Move-Ins reviewed within 2 business days Annual Recertifications reviewed within 3 business days Final approvals completed within 1 business day of resubmission Maintain consistent productivity aligned with high-volume file review expectations (20–30 files per day depending on complexity) Prioritize workload to meet deadlines across multiple properties and programs *** The above turnaround times and expectations may change due to business and owner needs*** Quality Control & Compliance Accuracy Ensure zero material errors in certifications and documentation Maintain consistency in file reviews across all assigned properties Apply regulatory requirements accurately across multi-layered programs Escalate complex or unclear compliance scenarios to leadership when needed Systems & Documentation Management Accurately document all approvals, corrections, and compliance activity within systems Maintain complete and audit-ready digital files in Yardi and RealPage Ensure all required forms, verifications, and documentation are properly stored and accessible Collaboration & Support Communicate directly with onsite teams to resolve file issues and provide guidance Support Regional Compliance Managers by ensuring execution aligns with portfolio compliance strategy Assist with audit preparation by ensuring files are complete, accurate, and audit-ready Qualifications Education & Experience Minimum 2–4 years of affordable housing compliance experience Strong working knowledge of LIHTC, HUD, HOME, and/or Bond programs Experience with file reviews, certifications, and regulatory documentation Ability and willingness to travel a minimum of 25% of the time as required to support portfolio oversight, audits, and operational needs. Certifications (Preferred) HCCP (Housing Credit Certified Professional) COS (Certified Occupancy Specialist) Equivalent industry certifications Technical Skills Experience with Yardi and/or RealPage Strong Excel and documentation management skills Ability to navigate multiple systems efficiently Core Competencies Attention to Detail: High level of accuracy in file review and documentation Regulatory Knowledge: Strong understanding of affordable housing compliance requirements Productivity & Time Management: Ability to meet high-volume production expectations Problem Solving: Identifies issues and provides clear, compliant solutions Communication: Clear and professional communication with onsite teams Corporate Integrity: All team members in all positions are expected to act professionally at all times, including but not limited to treating others with respect, valuing diversity, supporting team/community goals, following company policies and procedures and fostering company core values. Salary Range is $60,000 - $80,000 per year The base salary range displayed represents the expected minimum and maximum compensation for this role at the time of posting. Final salary offers are determined based on multiple factors, including the candidate's relevant experience, specific skills, qualifications, and type of property.
