Floating Leasing Consultant

Job Title: Floating Leasing Consultant Supervisor: Community Manager FLSA Status: Non-exempt (Hourly) JOB SUMMARY: Shows and leases apartments to prospective residents and supports community's marketing plan. ESSENTIAL DUTIES AND RESPONSIBILITIES Assists applicants in completing rental applications and collects security deposits. Ensures model apartments and target apartments are ready for show and maintains clean and orderly work areas and office; maintains curb appeal of the community. Maintains thorough knowledge of lease terms, specifications, and all community policies. Applies required telephone and sales techniques. Has knowledge of Fair Housing Standards. Utilizes leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; remains fully informed of current rental rates, sizes, locations, and all amenities of the community. Maintains contact with all apartment locator services and local businesses to provide informational material, updating periodically. Conducts competitive property “shopping.” Develops full knowledge of application information required, screening processes, and policies regarding rentals. Develops and maintains an ongoing resident retention program under the direction of the Community Manager. Maintains proper resident and community files. Maintains monthly market surveys. Processes administrative forms, reports, and related information efficiently and timely. Reports unusual or extraordinary circumstances regarding the community or residents. Handles resident requests and complaints courteously, efficiently. Maintains a professional appearance and behavior at all times. Pursues educational opportunities and self‑improvement for personal growth and development. SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities. QUALIFICATIONS Education and/or Experience: High school diploma or GED, or one to three months related experience and/or training, or equivalent combination of education and experience. LIHTC & HUD experience required. Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or team members of the organization. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages. Training, Certificates, Licenses and Designations: Fair Housing completion within 1 day of hire; Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses within 7 days of hire. Reasoning Ability: Ability to apply common sense to carry out detailed but uninvolved written or oral instructions and to deal with problems involving a few concrete variables in standardized situations. Certificates, Licenses, Registrations: Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designations are highly recommended. Fair Housing Certification required within 14 days of hire.
