FACILITIES MAINTENANCE TECHNICIAN

Seeking candidates for Facilities Maintenance Technician at the City of Brentwood, TN Starting Compensation (Pending June 22 Commission Approval) $20.63 – $22.69, depending on qualifications and experience ($42,910.40 - $47,195.20 annually) Plus $2,000 annual transportation allowance (paid over 26 pay periods) Up to 5% salary increase upon successful completion of a six-month probationary period The City of Brentwood is seeking a dependable and skilled Facilities Maintenance Technician to help maintain City buildings, facilities, and grounds. This is a hands‑on maintenance position that includes preventive maintenance, troubleshooting, general building repairs, work order response, and support for inspections, projects, and contractor coordination. Responsibilities Performs preventive maintenance, routine maintenance, and minor repairs on City buildings, facilities, and related grounds. Helps identify, troubleshoot, and correct issues involving HVAC‑related components, plumbing fixtures, electrical devices, doors, locks, lighting, ceilings, walls, flooring, roofs, gutters, generators, irrigation systems, exhaust systems, and other building features. Completes general building repair and upkeep tasks such as painting, drywall patching, caulking, replacing ceiling tiles, adjusting doors, repairing hardware, changing filters, unclogging drains and toilets, and replacing fixtures. Responds to work orders and service requests in a timely manner and documents labor, materials, and completion status. Assists with facility inspections, contractor coordination, and preparation for maintenance visits, projects, and special activities. Maintains tools, ladders, maintenance equipment, supplies, storage areas, and shop areas in safe working order. Supports exterior facility upkeep, including pressure washing, debris removal, minor landscaping support, sidewalks, entrances, parking areas, storm preparation/recovery, and snow/ice response as assigned. Uses basic software and maintenance tracking systems to receive assignments and document completed work. The Ideal Candidate Has hands‑on experience in building maintenance, facilities maintenance, construction, mechanical repair, or a related trade. Enjoys a variety of work and can shift between priorities as needed. Can troubleshoot common maintenance issues and complete quality work safely and efficiently. Works well independently and as part of a team. Is dependable, takes pride in their work, and helps keep buildings safe, functional, and in good working order. Communicates professionally with supervisors, contractors, and City staff. Vocational or technical training in building maintenance, HVAC, electrical, plumbing, carpentry, or a related field is preferred. Two years of experience in building maintenance, facilities maintenance, construction, mechanical repair, or a closely related field is preferred; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. A valid Driver’s License is required. Experience operating hand tools, power tools, ladders, and general maintenance equipment is required. Selected candidates must successfully complete a comprehensive background check, including fingerprinting, as a condition of employment. Must be able to use body members to work, move, or carry objects or materials. Must be able to exert up to seventy‑five pounds of force occasionally, and/or up to fifty pounds of force frequently. Physical demand requirements are at levels of those for medium work. Numerical Aptitude Requires the ability to utilize basic mathematical formulas; add and subtract totals; multiply and divide; determine percentages; measure distances and dimensions; and determine time and weight. Motor Coordination Requires the ability to coordinate hands and eyes in using equipment and tools. Manual Dexterity Requires the ability to handle a variety of items, tools, control knobs, switches, and equipment. Must have the ability to use one hand for twisting or turning motions while coordinating the other hand with different activities. Must have average levels of eye/hand/foot coordination. Color Discrimination May require the ability to differentiate colors and shades of color. Interpersonal Temperament Requires the ability to deal with people beyond giving and receiving instructions, including City staff, supervisors, contractors, inspectors, and the general public. Must be adaptable to performing under minimal stress when confronted with emergencies or urgent facility needs.
