As a Property Manager at Two Coast Living, you’ll be at the helm of one of our multifamily communities, leading daily operations, managing on‑site teams, and delivering an exceptional living experience for residents. You’ll own the numbers, the experience, and the culture, all while driving occupancy, resident satisfaction, and revenue. What You’ll Be Doing: Oversee all day‑to‑day operations, from leasing and resident relations to work orders and vendor coordination. Hire, train, schedule, and support on‑site leasing and maintenance teams—creating a positive culture where great work happens. Work with your team and marketing partners to promote your property, attract new residents, and renew existing leases. Manage budgets, control expenses, maximize revenue, and ensure rent collection stays on track. Serve as the go‑to contact for your community, resolving concerns, welcoming new residents, and creating a place people are proud to call home. Conduct regular property inspections, support unit readiness, and oversee maintenance standards and capital improvements. Submit accurate financial reports, manage payroll/commissions, and stay compliant with all local, state, and federal requirements. Engage with your local apartment association, keep up with competitors, and build a strong reputation in the community. What We’re Looking For: At least 4 years of multifamily property management experience and 2+ years leading a team. Detail‑obsessed & organized; stays on top of deadlines, follows through on commitments, and prioritizes. Clear communicator: residential concerns, staff meetings, or budget presentations are communicated clearly, calmly, and professionally. Customer‑focused; residents feel heard, valued, and supported. Financially savvy: understanding rent rolls, budgets, reporting, and expense management. Tech‑comfortable: confident using property management systems (e.g., Entrata), Microsoft Office, and digital tools. Positive & proactive; leads by example, stays calm under pressure, and brings solutions not drama. Qualifications, Skills, and Experience Treats all residents with the highest level of concern and care; demonstrates integrity, honesty, and ethics. Maintains regular attendance and punctuality to ensure all duties are fulfilled. Excellent verbal and written communication with no typos or grammatical mistakes. Communicates effectively and professionally with residents, vendors, staff, management, and others. Treats everyone with respect and dignity, accepts responsibility, takes ownership, follows through, shows initiative, and maintains confidentiality. Excellent organizational skills, attention to detail, strong time‑management, and ability to meet goals and deadlines. Team player with excellent leadership, supervisory, analytical, and reasoning skills. Sales orientation: understands sales techniques and processes. Functions well in a fast‑paced, high‑volume environment. Proficiency with Microsoft Office Suite. Undergraduate degree or equivalent experience in managing large multifamily properties. Minimum 4 years of residential property management experience and 2 years supervising two or more employees. Proficient computer skills using Microsoft Office. Familiarity with general business & accounting concepts; ability to read and develop financial statements; high‑school graduate‑level mathematical proficiency. Valid driver’s license to operate company vehicles. Physical Requirements Must work on the busiest days of the week, including Fridays, Saturdays weekly (at least one Sunday a month) and on holidays, and at least one closing shift weekly. Occasional travel: may need to drive a company or personal vehicle. General office environment; ability to lift or move items up to 10 pounds; ability to move around property, sit or stand for extended periods, walk, climb stairs, and work in various weather conditions.
