By delivering accurate, thorough title opinions early in the process, this role prevents downstream delays, protects the team from uninsurable title situations, and gives the curative team a clear and actionable roadmap. A strong examiner reduces re-work, shortens cycle times, and keeps pipelines moving efficiently.
Organizational Impact: Accurate title examination directly protects the organization's ability to close, insure, and dispose of assets on schedule. Errors or omissions at the examination stage can result in delayed REO sales, failed closings, underwriter claims, and lender liability exposure. This role is a critical risk management function that safeguards both the organization's reputation and its financial performance. Key Responsibilities:

- Order, review, and analyze title searches including tax, judgment, lien, and vesting reports
- Trace and verify the chain of title to a marketable root in accordance with state guidelines and requirements
- Identify all encumbrances, open mortgages, junior liens, HOA liens, judgments, lis pendens, and other clouds on title
- Produce title commitments and preliminary title reports documenting all exceptions and requirements
- Review default documentation to confirm lender standing and proper assignment chains
- Flag title issues that may affect timelines and communicate findings to the curative and legal teams
- Coordinate with legal servicers, and underwriters on complex title matters
- Maintain accurate records and meet productivity and quality benchmarks within established SLAs
- Stay current on state-specific title standards, underwriter guidelines, and default servicing regulations
- Experience: Minimum 2–3 years of title examination experience, preferably in a default servicing or lender services environment
- Knowledge: Working knowledge of foreclosure processes, REO disposition, and lender title requirements.
- Skills: Strong analytical and attention-to-detail skills and ability to meet deadlines and manage a high-volume pipeline
- Technical Proficiency: Familiarity with title search platforms and county/state recording systems
- Education: High school diploma or equivalent.
- Experience with multiple states and an understanding of judicial vs. non-judicial foreclosure distinctions
- Familiarity with title production software and/or comfortability working within case management systems
- Prior experience working with major title underwriters (Fidelity, First American, Stewart, Old Republic)
- Notary certification (state-dependent)
- Exposure to CFPB, RESPA, and applicable state regulatory requirements
- Ability to sit or stand for long periods.
- Ability to remain focused for extended periods.
- Ability to work on computers for a significant portion of the day.
- Ability to perform repetitive movements as required for positions (Typing, clicking, swiveling).
- Ability to lift 10-20 pounds as needed.
