Title: Real Estate Attorney
Salary: $150k-$225K/YR
Location: Charlotte, NC
Position OverviewWe are seeking a skilled Real Estate Attorney to support a broad range of commercial real estate matters, including acquisitions, dispositions, leasing, development and construction transactions. The ideal candidate will provide practical, timely legal advice, draft and negotiate contracts and leases, manage due diligence and closings, and partner with internal teams and external counsel to protect client and company interests across the full transaction lifecycle. Key Responsibilities
- Draft, review and negotiate purchase and sale agreements, leases, loan documents, construction contracts, and other transactional documents related to commercial real estate.
- Manage and coordinate due diligence processes including title review, survey analysis, environmental and zoning matters, and resolve title and boundary issues with title companies and surveyors.
- Advise on and negotiate dispositions, acquisitions and joint venture agreements and support closing processes to ensure all legal and commercial conditions are satisfied.
- Provide legal counsel on leasing matters including office, retail, and industrial leases; handle lease term negotiations, amendments, assignments and subleases.
- Counsel clients and internal stakeholders on land use, zoning, permitting, and entitlement strategies; collaborate with municipal counsel and planning authorities as needed.
- Coordinate with lenders, title companies, surveyors, insurance providers and other third parties to resolve impediments to closing and ensure compliance with lender requirements.
- Draft and negotiate construction contracts, contractor agreements, and related risk allocation provisions; advise on construction claims and remedies where needed.
- Prepare and manage legal deliverables, maintain transaction files, and ensure accurate documentation and record-keeping for audit and compliance purposes.
- Provide pragmatic risk assessments and strategic legal advice to business teams, balancing legal protection with commercial objectives.
- Support dispute avoidance and, where necessary, work with litigation counsel to resolve claims related to real estate matters.
Qualifications
- Juris Doctor (JD) degree from an accredited law school and active license to practice law in the relevant jurisdiction.
- 4+ years of experience practicing commercial real estate law with demonstrable experience in acquisitions, dispositions, leasing and transactional work (higher level or in-house experience preferred).
- Proven experience with title review, survey analysis, land use and zoning issues, and closing mechanics.
- Experience drafting and negotiating purchase agreements, leases, construction contracts, loan documents and other real estate-related contracts.
- Strong negotiation, drafting, project management and oral/written communication skills; able to manage multiple transactions simultaneously and meet deadlines.
- Practical, client-focused approach with strong commercial judgment and the ability to translate legal risk into business terms.
- Familiarity with local and federal regulatory frameworks affecting real estate transactions and development.
- High attention to detail, strong organizational skills and proficiency with standard legal and document-management technology.
