Regional Property Manager - Los Angeles

Job Overview This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. It involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. Key Responsibilities Ensure portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing action plans. Collaborate with community managers to meet established performance goals. Collaborate with regional support services leaders to improve asset and team performance. Take ownership and implement local and national operational initiatives, championing change and ensuring protocol adoption. Oversee and manage budgets to meet or exceed financial targets. Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management. Foster positive relationships with tenants, addressing concerns promptly and implementing retention programs to minimize turnover. Collaborate with leasing teams to develop and implement marketing strategies, ensuring optimal occupancy rates. Oversee maintenance programs, ensuring properties are well maintained, compliant with regulations, and meet appearance standards through site and safety inspections. Implement preventative maintenance plans to extend asset life. Stay current with local, state, and federal regulations affecting property management and ensure compliance. Identify and mitigate risks, ensuring appropriate insurance coverage. Conduct market research and analysis to identify improvement opportunities and anticipate market trends. Basic Knowledge & Qualifications Minimum 3-5 years of experience as Regional Manager or similar leadership role. Bachelor’s/Master’s degree in Business, Real Estate, or related fields preferred. Proven experience in a leadership role managing diverse properties. Proficiency in property management software (Yardi and/or Real Page), word processing, spreadsheets, and database management. Strong financial acumen and analytical skills. Excellent communication and team management skills. In-depth knowledge of real estate laws, regulations, and market trends. Ability to create and manage stakeholder relationships. Specialized Skills Real Estate license required in specific markets, otherwise preferred. Industry certifications such as CPM, CAPS, CAM preferred. Salary & Benefits Annual salary range: $145,000 – $155,000 per year (Los Angeles, CA). Base salary may be eligible for quarterly or annual bonus programs based on performance.
