Temporary Leasing Manager - Los Angeles

Job Description Summary Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Schedule Weekend availability required. Qualifications 3-5 years of leasing manager experience. Strong background in lease‑up environments. Proven ability to lead high performing teams. Proficiency using Yardi, Snappt, Funnel preferred. All required licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to drive a golf cart on property. Essential Responsibilities Ensure achievement of the community’s revenue and occupancy goals by directing marketing, advertising, sales activities, overseeing on‑site traffic, ensuring an appropriate inventory of ready apartments, setting rent pricing and concessions, and monitoring day‑to‑day sales and leasing activities. Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short‑ and long‑term marketing plans to sustain occupancy, and implement creative strategies around pricing, concessions, leasing incentives and advertising to boost traffic and leases. Develop print and Internet advertising strategies, use available technology to promote the community and communicate with prospects, and use the company’s property management software to generate sales and leasing reports to monitor results. Work with the maintenance team to ensure the community meets appearance and safety standards and develop activities and programs to enhance the salability of apartments by inspecting ready units, creating mini‑models, and using merchandising techniques. Participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures. Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance and access internal resources to support solutions; make presentations about marketing and leasing strategies and results to clients, owners, and other business managers. Oversee the lease renewal program, sponsor renewal functions, manage communication and notification, and assist with resident move‑outs as needed. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document and convey requests. Supervise leasing team members by interviewing, hiring, orienting, and training employees and managing performance in accordance with company policies and values. Physical Demands Stand, walk, sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry or maneuver weights of up to 25 pounds independently, and 50 pounds with assistance. Travel may be required to assist other properties, attend training, business meetings, or other situations necessary to duties. Work a flexible schedule, which includes calls during evenings, weekends, and holidays. Compensation The hourly pay range for this position is $28.00 - $30.00/hr (Los Angeles, CA). Additional Compensation Corporate positions may be eligible to participate in quarterly or annual bonus programs based on individual and company performance. On‑site property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
