Senior Project Manager

Required Experience and Qualifications:

• At least 5-10 years' experience working as a project manager in the commercial construction industry for a General Contractor, including experience managing multiple projects and mentoring junior project management staff
• Proficient with Procore and Microsoft Office.
• Proficient at Construction Document interpretation.
• Excellent understanding of construction means, methods and techniques for Civil, Architectural and Structural disciplines.
• An understanding of principles, methods, and techniques of Mechanical and Electrical disciplines.
• Proficient at Project Schedule preparation and MS Project.
• Ability to negotiate with the client and subcontractors.
• Good oral and written communications skills.
• Good time management, organizational and preparation skills.
• Ability to work well in a team environment.
• Strong leadership, communication, negotiation and problem solving skills

Position Responsibilities: 

· Serve as the primary point of contact for Owners, Architects, Engineers and key project stakeholders.

· Lead and manage Assistant Project Managers and Project Engineers assigned to project teams

· Schedule and lead the Owner-Contractor Preconstruction conference.

• Thoroughly review and vet subcontractor proposals.
• Develop detailed vendor Scopes of Work and issue Subcontracts and Purchase Orders.

· Manage the Project Schedule development and adherence processes.

· Manage the Submittal process.

· Create Ward-Humphrey' Schedule of Values and Payment Application.

· Manage the billing process from vendors and to Owner.

· Manage the RFI process.

· Manage the Change Proposal to Change Order process.

· Manage multiple projects simultaneously ranging from $1M to $15M in value.

· Identify project risks and develop strategies to mitigate schedule, budget, quality and contractual impacts.

· Schedule and lead the ongoing Project Progress meetings.

· Manage/Maintain Ward-Humphreys electronic project files.

· Remain in contact with the client and superintendent throughout the project to ensure Safety, Schedule Adherence and Quality Control.

· Manage the Project Close-Out process.
