Credit Associate

About the role We are looking for an Associate to join our Credit team in New York or San Francisco. You will review bridge loans to assess credit risk and recommend loan structure — work that means digging into collateral value, borrower experience and creditworthiness, and transaction diligence on every file that crosses your desk. This role sits on the team that focuses on ground-up construction and multifamily lending . The files you will see are infill development, new lot development, condominium projects, and multifamily ground-up — which means you will spend your time on projects that have not been built yet, forming a view on what they will be worth when they are. This is a hands‑on analytical seat with real ownership from the start. You will run the first‑pass analysis on your own pipeline of loans, write the credit memo, and bring a recommendation to the senior members of the Credit team. You will not be building slides for someone else’s deal — you will be the person closest to the numbers, and your read on a file will matter. Our team is small and growing, which means direct access to senior people and exposure to the full range of what we lend against. It also means a fast pace and a willingness to pick up whatever the week requires. What you’ll do Perform first-pass credit analysis on bridge loan requests, covering collateral value, borrower experience and creditworthiness, and transaction diligence. Analyze the value of residential and multifamily investment properties before and after construction, with a focus on ground‑up development. Underwrite infill development, new lot development, condominium, and multifamily ground‑up projects. Review and interpret both residential and commercial appraisals, and submit disputes where the analysis does not support the value. Assess borrower experience and their ability to execute on the proposed project. Prepare credit memos and loan structure recommendations for senior review. Complete transaction diligence to reduce fraud risk. Identify key risks early and propose mitigants, rather than flagging problems and waiting. Research target markets and submarkets to give the team a holistic view of where we are lending. Communicate in a time‑sensitive manner with Sales, Operations, Servicing, and Capital Markets on the suitability and risk of live and funded loans. Maintain a working knowledge of investor guidelines and policies. Give feedback on the underwriting process and help improve it — we would rather you tell us something is broken than work around it. Take on ad hoc projects that help the team and the business. What we’re looking for Experience in real estate is required for this role. We are not able to consider candidates without it. 2–4 years of experience in real estate lending, credit, valuation, or development. Exposure to ground‑up construction or multifamily lending — the areas this team focuses on. Experience with at least one of the following: infill development, new lot development, condominium projects, or multifamily ground‑up. Ability to review and interpret both residential and commercial appraisals. Comfort reading architectural plans, a scope of work, or a construction budget, and forming your own view of whether the numbers hold up. Ability to work independently and handle non‑routine situations with solutions‑based problem solving. Strong organizational and critical thinking skills, with the ability to hold several live files at once. A demonstrated team player who thrives in a fast‑paced environment and is willing to roll up their sleeves. Able to work from our New York or San Francisco office four days per week, Monday through Thursday. Helpful, but not required Prior experience at a real estate private lender or bridge lender. Experience valuing entitled or unentitled land and projecting after‑completion value. Exposure to horizontal development or build‑to‑rent communities of single‑family homes. An understanding of single‑family housing market dynamics, land acquisition challenges, and regional build costs. Multifamily valuation experience across more than one market.
