Southern Sandoval Investments, Ltd, doing business as Tamaya Ventures (TV), is a federally chartered economic development corporation, owned and operated by the Pueblo of Santa Ana, a federally recognized Tribal Nation. In operation since 1993 and created to manage land holdings, to develop income and operate diverse business functions, TV has seen extraordinary growth and diversification due to attributes of its legal standing as a corporation of a sovereign tribe. TV delivers assets, income, and services to the Tribe through the management of multiple income streams, resources, and operations.

Position Summary:

The Commercial Property Manager is responsible for the daily management and operations of Tamaya Ventures' commercial real estate portfolio. This position oversees tenant relations, lease administration, budgeting, maintenance coordination, and overall property performance. The role requires a hands-on leader who ensures the properties operate efficiently, maintain a high standard of care, and deliver positive financial outcomes aligned with company and tribal goals.

Essential Duties and Responsibilities:

Manage all day-to-day operations of assigned commercial properties.

Serve as the primary point of contact for tenants, addressing inquiries, maintenance issues, and lease compliance.

Conduct regular property inspections to ensure safety, cleanliness, and functionality.

Coordinate maintenance and repairs with internal staff and outside vendors; ensure timely completion of work orders.

Oversee lease administration, including new lease execution, renewals, rent increases, and terminations.

Ensure prompt payment and address delinquencies.

Develop, manage, and monitor annual property operating budgets.

Oversee accounts payable/receivable and ensure accurate CAM (Common Area Maintenance) charge allocations and reconciliations.

Market available spaces and work with prospective tenants to negotiate lease terms.

Ensure properties comply with all applicable federal, state, tribal, and local laws and regulations.

Enforce property rules and regulations, maintaining positive tenant and community relationships.

Supervise and coordinate the work of maintenance personnel, contractors, and vendors.

Support strategic property planning, long-term capital projects, and facility upgrades in collaboration with leadership.

Performs additional duties and responsibilities as assigned by leadership or the Board of Directors to ensure effective operations and alignment with organizational objectives.

Knowledge, Skills and Abilities:

Comprehensive knowledge of commercial property management principles and practices.

Strong leadership, communication, teamwork, and customer service skills.

High proficiency in budget management, filing and file management, and leasing administration.

Working knowledge of commercial property laws, regulations, and policies.

Experience in maintenance coordination and facilities management.

Ability to effectively organize, prioritize and meet multiple concurrent task needs, and meet deadlines.

High competency in attention to details and strong demonstrated day-to-day organizational skills

Strong analytical and problem-solving abilities.

Proficiency in Microsoft Office Suite; QuickBooks experience preferred.

Professional demeanor with the ability to interact effectively with tenants, vendors, staff, and executive leadership.

Qualifications, Education, and Experience

Bachelor's degree in Business, Real Estate, or related field or at least five (5) years of progressively responsible commercial property management experience.

Required: New Mexico Real Estate License.

Experience working with tribal nations and entities, tribally owned enterprises, or tribal communities preferred.

Demonstrated understanding of tribal sovereignty and federal grant or funding requirements is highly preferred.

Pay: $65,000.00 - $85,000.00 per year
