Position Overview As a resident maintenance manager, you will contribute to the community’s success by ensuring that amenities and apartment homes meet Concord's high standards. This includes preparing apartments for new residents and maintaining the condition of occupied units, while also addressing residents' customer service needs through clear and caring communication. Essential Functions Operate according to company policies, standards, schedules, service requests, logs, contracts, warranties, and instructions. Interview, hire, train, and supervise maintenance staff; provide safety instruction, operational training, and technical direction; evaluate performance and provide coaching; recommend and document disciplinary measures; monitor attendance and authorize time cards; conduct personnel actions such as promotions, transfers, and terminations. Participate in annual planning, recommend maintenance budget levels and capital equipment purchases, respond to inquiries, and provide documentation. Collaborate with the Community Director to select and negotiate with local vendors and contractors. Establish preventive maintenance schedules and routines, adjust priorities as conditions change, assign work, and monitor results. Track and determine the status of service requests in the computer system, investigate overdue orders, and close records for completed work. Maintain up‑to‑date maintenance documentation, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs, and ensure warranties are satisfied. Monitor inventories of parts, supplies, and materials; place orders to maintain prescribed levels; ensure proper storage and shop safety. Oversee move‑in and move‑out inspections, document inspections, orient new residents, and respond to resident questions as needed. Respond to and resolve unusual or escalated repair or maintenance issues; determine material and supply requirements; perform repairs on mechanical, electrical, plumbing, or HVAC systems; negotiate and schedule contractors as needed. Coordinate special projects that improve aesthetics, safety, or quality of the property. Maintain property grounds and facilities; resolve safety hazards, property damage, or unsightly conditions; report serious problems to management. Prepare periodic or special reports and data related to maintenance activities and statistics. Be available for on‑call duty, nights, and weekend work. As an On‑Site (Resident) Maintenance Manager, additional functions include: One additional week of on‑call support per month. One additional weekend of swimming‑pool maintenance per month with required inspections. During the weekends that the resident is on‑call or responsible for the pool, access the compactor area no later than noon each day to place items and complete the inspection. Respond as the first contact for fire, burglar alarms, and hurricane response; complete the Initial Post‑Hurricane Damage Assessment. During the additional on‑call week, perform at least the light inspection; may be required additional weeks at the discretion of the Community Director. Qualifications Use of mathematics and analytical skills; reading complicated drawings, manuals, and schematics; using precision measuring instruments such as gauges, meters, and electrical testers. High School Diploma or GED Equivalent required. Applied trades training in a specialized occupation (mechanics, electrical systems, HVAC systems, plumbing). Certified Pool Operator (CPO) certification may be required; EPA certification (Universal or Types I & II) required; must be provided at hire or obtained within six months via company training. Ability to speak, read, and write English.
