Education : Bachelor’s degree in accounting, finance, or a closely related field required; equivalent combination of education and directly related accounting experience may be considered.

Experience: Minimum of 5 years of progressively responsible accounting experience, complete understanding of accrual accounting, including financial reporting, developing budgets in excess of $5 million, budgeting processes, account reconciliation, audit support, and compliance, and SOP development, with at least 2 years of department leadership experience.

Job Summary:

The Accounting Director is responsible for leading the Association’s accounting function and delivering accurate, timely, and compliant financial operations in support of organizational decision-making. This position requires a strong and complete understanding of accrual accounting and its practical application across financial reporting, budgeting, and audit preparation.

This position oversees monthly and annual financial reporting, budget development, audit coordination, cash management, internal controls, and regulatory compliance. The role is accountable for producing complete monthly financial statements by the 6th of each month for the prior month, supporting board and budget committee processes with clear financial analysis and materials, and maintaining reliable accounting systems, records, and department performance standards.

This is a high-level leadership position requiring exceptional attention to detail, strong analytical capability, and the willingness to learn, implement, and adapt to new systems, technologies, and processes.

Supervisory Responsibilities:

  • Directs the day-to-day operations of the Accounting Department by assigning work, establishing priorities, monitoring deadlines, and ensuring the accurate and timely completion of monthly financial statements, annual association budgets, audit-ready records, accounts payable, accounts receivable, bank reconciliations, association collections, resales (real estate), reserve funding, investment activity, payroll, and inter-company transactions; ensures monthly financial statements for the prior month are finalized and distributed no later than the 6th of each month.
  • Supervises accounting staff through hiring, onboarding, training, coaching, scheduling, performance management, discipline, and corrective action, and establishes clear expectations for quality, accuracy, service, productivity, confidentiality, and professional conduct.
  • Develops staff capability by identifying training needs, cross-training critical functions, documenting procedures, and providing ongoing coaching to strengthen accuracy, continuity of operations, and readiness for peak workload periods, audits, and staff absences.
  • Plans and adjusts staffing assignments and departmental workflows to meet reporting deadlines, board and committee support requirements, budget season demands, and daily service expectations, while maintaining appropriate internal controls and segregation of duties.
  • Reviews work product, monitors individual and department performance, addresses errors and process gaps promptly, and communicates staffing needs, performance concerns, operational risks, and department progress to the General Manager in a timely manner.

Essential Functions:

  • Develop and maintain an effective department through the selection, training, compensation, scheduling, motivation, termination and review of regular, seasonal and supervisory personnel to ensure department needs and excellent customer service levels are met or exceeded.
  • Responds to and resolves customer complaints in a prompt and efficient manner to minimize customer inconvenience and maximize the Association’s image with the customer.
  • Coordinates professional development needs of the department, and entire organization as needed/required, regarding industry trade organizations.
  • Responsible for coordination of emergency response actions or schedules as outlined in the Association EAP plan.
  • Responsible for implementing and ensuring compliance with the Association’s governing documents, rules and regulations, and financial management and collection policies within the Accounting Department.
  • Directs the establishment, documentation, and consistent application of financial controls, accounting policies, and operating procedures for the general ledger, billing, collections, cash processing, accounts payable, payroll, and fixed assets; produces accurate supporting schedules, required filings, management reports, and financial analyses necessary to maintain sound accounting operations and informed decision-making.
  • Oversees the Association’s collection activities to ensure timely follow-up, accurate account status reporting, proper documentation, and consistent application of established collection procedures, while providing management with clear visibility into outstanding balances and collection trends.
  • Analyzes current Association policies, procedures, and operating results to assess financial impact and develop recommendations, forecasts, and budget assumptions that support strategic planning, resource allocation, and informed operational decisions.
  • Evaluates, improves, and standardizes accounting processes to increase accuracy, efficiency, internal control effectiveness, and regulatory compliance, while ensuring departmental practices remain aligned with Association policies and applicable laws.
  • Manages cash flow and investment activity within the parameters of the Association’s investment policy by preparing cash forecasts, monitoring liquidity needs, optimizing available funds, and developing financial models and analyses to support projects, capital planning, and organizational decision-making.
  • Ensures all required financial, tax, and related compliance reports are prepared accurately, maintained with appropriate supporting documentation, and submitted within required timeframes; maintains complete and organized corporate financial records and logs to support audit readiness and operational continuity.
  • Trains and supports departments in the annual budget development process by establishing timelines, providing templates and guidance, reviewing submissions for accuracy and completeness, and preparing the consolidated reports, analyses, and supporting materials needed for management and committee review.
  • Leads financial education and support efforts for department managers and the General Manager, including interpretation of monthly financial reports, guidance on general ledger coding, and preparation of project-related financials for board approval.
  • Coordinates all activities related to the annual financial audit, including preparation of schedules, supporting documentation, reconciliations, auditor requests, and follow-up items; communicates audit findings, recommendations, and corrective action needs to the General Manager.
  • Leads budget development for assigned cost centers, including analysis, variance review, and reporting, and prepares financial materials for monthly board meetings and budget committee meetings; participates in committee meetings on a monthly basis and weekly during budget season as needed to support the budget development and review process.
  • Monitors project and departmental financial performance against approved budgets and milestones, communicates variances and risks to leadership, and works with staff and other departments to support timely corrective action and achievement of financial objectives.
  • Keeps abreast of changes in governmental rules and regulations as well as industry trends. Acts as a liaison with external vendors and coordinates contracts for services within budgetary and Association guidelines.
  • Maintains a work schedule that supports operational requirements, board meetings, and budget committee meetings; schedule may flex to Tuesday through Saturday during budget season based on business needs.
  • Maintains availability during the primary budgeting period; vacation and PTO requests are generally restricted from July through December unless approved in advance by the General Manager. Absences due to illness will be handled in accordance with current procedures.
  • Proactively reviews all accounting department processes, policies, and procedures; identifies inefficiencies or gaps; and recommends and implements improvements to enhance accuracy, internal controls, and overall operational effectiveness.
  • Develops and manages the Association’s annual budget and long-range financial plans, with demonstrated experience handling budgets in excess of $5 million, including forecasting, variance analysis, and financial modeling.
  • Communicates effectively and professionally with the General Manager, Board of Directors, and Committee Members by preparing and presenting clear, concise financial reports and responding to questions with accuracy and confidence.
  • Fosters a collaborative, team-oriented environment by supporting the Management Team and Board of Directors in achieving organizational goals and maintaining strong working relationships across departments.

The Accounting Director maintains a Monday–Friday schedule aligned with operational needs, board meetings, and budget committee requirements, with flexibility to work Tuesday through Saturday during budget season. Illness-related absences will be handled per established procedures.
