Portfolio Property Manager

ADVISOR PROPERTY MANAGEMENT LLC

Job DescriptionJob DescriptionJob descriptionFinancial Duties:Collect Rent and Handle Delinquency for each unit/tenantCollect, secure, and return security depositsReview and approve utility bills, tax payments, repair bills, etcSome may require special approval per the ownerPrepare monthly owner statementsAble to discuss and justify expenses and incomeReview, accept or deny tenant applications, based on credit score and criminal historyAdvisor/ CoordinatorMaintain high level of rapport with property owners and tenantsPrimary contact for tenants/owners 24/7Tenant concerns, complaints, requests, and demandsCommunicate with tenants/owners in a timely fashionMaintain awareness of all lease end dates, renewal time periods, delinquencies, and vacancies.Coordinate tenant move-ins and move-outsSchedule cleanings or work needed in between move in and move outPrepare and submit rent increase requests, eviction requests, and other formal communicationAttend and participate in hearings at the magistrate levelMaintenance/ Construction:Maintain safe housing for tenantsReview maintenance requests and assign to maintenance personnelOccasionally walk a property to assess work neededSales/LeasingMarket/Advertise available unitsShow properties to potential tenantsReceive and follow up on leads for vacant unitsComputer Experience (training will be provided)AppFolioExcelWordZillowApartments.comGoogle mailRequirements· PA Driver’s License· Car Insurance· Reliable transportation· PA Real Estate License or willing completion of license in 120 daysJob Type: Full-time
