Assistant Property Manager

Position Overview The Assistant Property Manager will support the Property Manager in all aspects of property operations, ensuring efficient management, positive resident experiences, and compliance with policies and regulations. Responsibilities Assist with day‑to‑day operations, resident satisfaction, retention, and full resident lifecycle activities. Apply operational guidelines from the property management agreement. Maintain accounts receivable: collect rent, post rent, make daily bank deposits, and keep a balanced rent roll. Prepare daily, weekly, and monthly financial and leasing reports accurately and on time. Audit records for lease expirations, delinquent accounts, and unlawful detainers; follow up on administrative actions. Collect delinquent balances from former residents. Process evictions, including paperwork, notice serving, and court hearings. Lease apartments as needed and shop for competitive properties. Inspect buildings and grounds for safety and cleanliness; alert maintenance to needed repairs. Process move‑ins, move‑outs, and lease renewals. Audit lease agreements and resident files for accuracy. Assist with staff training on leasing, data entry, marketing, maintenance, and general office operations. Compose routine correspondence, rental notices, and other letters and memorandums. Support resident relations and problem resolution. Assume operational responsibilities in the absence of the Property Manager. Comply with all company policies, health and safety rules, and applicable laws. Perform other duties as assigned. Education and Experience High school diploma required; bachelor’s degree preferred. 2–3 years of property management experience required. Knowledge of resident rental lifecycle activities required. Real estate license preferred or may be required in some locations. Experience with Yardi Voyager or equivalent system preferred. Skills and Requirements Basic proficiency in Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Excellent interpersonal skills for effective communication at all management levels. Sensitivity to confidential matters. Ability to work independently and prioritize in a fast‑paced environment. Ability to relay technical concerns accurately and quickly. Proficiency in reading, writing, comprehending, and conversing in English. Ability to use office equipment (telephone, fax, printer, copier, key‑track system). Strong customer service, interpersonal, organizational, and time‑management skills. Ability to de‑escalate situations involving angry or difficult individuals. Valid driver’s license, clean driving record, and current auto insurance required. Compliance with all safety requirements.
