Tishman Speyer currently has approximately $68 billion in assets under management, including iconic properties such as Rockefeller Center in New York City, The Springs in Shanghai, TaunusTurm in Frankfurt, and Mission Rock in San Francisco.Summary of the Position:Asset Management focuses on asset strategy, business plan development and execution, investment performance, investment decision analysis, lease analysis, redevelopment management, and refinancing/disposition analysis within the operating portfolio. The associate will be involved with quantitative financial modeling, asset performance analysis, developing business plans, and reporting for our multifamily portfolio. The role supports the Residential Asset Management team and will collaborate in a dynamic team environment and interact with teams across our core functions, including, but not limited to: portfolio management, acquisitions, development, capital markets, property management, corporate strategy, innovation, design and construction, and leasing.Key Responsibilities:Provide analytical support to assist with the asset management function of existing properties, including quarterly valuations, cash management, hold/sell analyses, and other ad hoc sensitivity analysesComplete market research – through third-party data providers and communication with local brokers – to compile relevant lease comparable, sale comparable, competitive sets, development pipelines, and general market dataPrepare presentation materials and proposals with responsibility for written and graphic requirementsAnnual budgeting and reforecasting in coordination with property management, design & construction, leasing and accounting teams.Execute on or establish an asset’s business plan; coordinate with investment partners and participate in meetings with internal teams as well third-party consultants, such as architects, engineers, and marketing agencies, in furtherance of the asset’s business plan.Managing refinancing and disposition activities, as they arise.Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and property management.Provide monthly investment reporting, including evaluating operational performance, identifying key risks, tracking business plan execution, and providing asset-level commentary.Support the team with lender reporting responsibilities, including coordination of reporting requirements and maintaining compliance with debt covenants.Skills & Qualifications:3-5 years of experience in an analytically rigorous Real Estate or Finance environmentEvident passion for real estate and desire to build a career on the principal sideStrong financial acumen, including experience analyzing property financial statementsStrong creative problem-solving skillsEffective written and oral communication skillsProficient in Excel, ARGUS Enterprise, and financial modelingThe ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environmentUnwavering attention to detailWillingness to travel to assets as neededLOCATION: San Francisco, CAWEBSITE: base compensation range for this role is 115,000 – 130,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees. This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role.
