Job Summary This role manages the day‑to‑day operations of an assigned garden‑style property (340 units) on a Monday‑Friday schedule. The Manager oversees the property team, financial performance, leasing, maintenance, resident satisfaction, and owner relations while ensuring compliance with company policies and applicable housing laws. Responsibilities Develop and manage the property budget; analyze financial statements, marketing data, and operational reports. Set rent rates, collect rent and fees promptly, reconcile deposits, and prepare monthly financial status reports. Approve vendor, contractor, and service invoices while reconciling work performed and coding charges to the appropriate Chart of Accounts. Control expenditures to stay within the approved budget and maintain the petty cash fund. Oversee the lease enforcement process: approve resident applications, negotiate discounts and renewals, conduct apartment inspections, enforce notice requirements, and handle evictions and late fee collections. Analyze market and economic trends; implement short‑ and long‑term marketing and leasing strategies to meet occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints and resolving service issues. Ensure maintenance staff meet company standards in responding to and completing resident service requests. Conduct regular property inspections to maintain safety, cleanliness, and overall appeal. Recruit, hire, orient, train, and evaluate property staff in accordance with company policies and values. Manage client/owner relationships: meet with owners, conduct property tours, provide performance updates, and respond to owner requests. Prepare various accounting, financial, administrative reports, and perform other duties as assigned. For California locations: manage the lease process using the California Lease File Checklist. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field (preferred). 4–6 years of relevant experience in property management, sales, marketing, and customer service; demonstrated ability to manage day‑to‑day operations, resolve complaints, keep financial records, and lead a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently and collaboratively. Specialized Skills All required state and local licenses or certifications. Valid driver’s license to operate a golf cart on site; all staff with access to the golf cart must also hold a valid license. Proficiency with Internet, word processing, spreadsheets, and database programs. Proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Strong managerial and supervisory skills; experience hiring, leading, evaluating, and managing maintenance specialists and other staff. Travel / Physical Demands Office work with occasional exposure to outdoor elements. Ability to access all exterior and interior property areas; lift up to 20 pounds independently and 50 pounds with assistance. Routine local travel for bank deposits, training, and outreach events. Salary Range $75,000–$80,000 per year, plus potential quarterly or monthly bonus programs depending on position type. Benefits Competitive medical, dental, vision, disability & life insurance.
