Maintenance Technician - The Residences at Front Row

Job Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Property Details Property Type: Midrise Stage: Lease Up Unit Count: 545 Schedule: Monday-Friday + rotating on‑call schedule Responsibilities Complete assigned work orders from resident requests and preventive maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements. Carry out the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor and contractor scheduling, supply procurement, task completion, and quality inspection. Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, managing inventory, returning unused items, and notifying the supervisor of re‑ordering needs. Complete documentation and paperwork promptly and accurately to support service request tracking. Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing, performing general cleaning, and painting curbs and signage as needed. Support cost‑cutting and expense control by fixing parts when possible, avoiding waste of materials, and correctly using tools and equipment. Comply with safety and risk‑management policies by attending safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly. Periodically inspect contractors and vendors’ work to verify quality, scope, and specifications. Assist in routine and periodic property inspections to identify safety and risk concerns and communicate these to management. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance. Work a flexible schedule including evenings, weekends, and holidays. Rare or regular travel may be required to assist other properties, attend trainings, or meet business needs. Required Licenses and Certifications EPA certifications Type1 andII or Universal for refrigerant recycling (applicable to Certified Service Technicians). All certifications required by State and Local jurisdictions (applicable to all Service Technicians). Valid driver’s license to operate a golf cart on property, if applicable. Compensation Hourly rate: $24.00 – $26.00. Compensation may include quarterly or annual bonuses for corporate positions or weekly, monthly, or quarterly bonuses for onsite property positions.
