Job Overview Location: Charlotte, NC. Property: Broadstone Ayrsley. Property Type: Garden, Stage: Stabilized, Unit Count: 320. Schedule: Monday‑Friday + rotating weekends. Pay: $18.00 – $20.00 hourly, with potential bonuses. Responsibilities Ensure achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities. Develop and implement short‑ and long‑term marketing plans, pricing, concessions, and leasing incentives to boost traffic and leases. Create and manage print and internet advertising strategies and use property management software to generate sales and leasing reports. Oversee on‑site traffic and manage inventory of ready apartments. Partner with maintenance to maintain community appearance and safety; inspect ready units, create mini‑models, and use merchandising techniques. Actively participate in the leasing process: generate and monitor traffic, qualify prospects, prepare lease documentation, and complete move‑in procedures. Analyze financial, shop, and activity reports to identify and resolve issues impacting leasing performance and support solution strategies. Make presentations of marketing and leasing results to owners, clients, and business managers. Lead lease renewal program: sponsor renewal events, manage communication, and assist resident move‑outs. Respond promptly to resident and client/owner concerns, documenting and forwarding requests as needed. Supervise lease team: hire, orient, train, and manage performance in line with company policies. Qualifications & Requirements Valid driver’s license to operate a golf cart on property. All licenses and certifications required by state and local jurisdictions. Experience in marketing, leasing, and property management operations (implied by responsibilities). Physical capability to stand, walk, sit for extended periods; lift up to 25lbs independently, up to 50lbs with assistance; lift, push, pull, crawl in confined areas. Ability to work flexible schedule, including evenings, weekends, and holidays. Work outdoors in all weather conditions. Compensation & Benefits Hourly rate of $18.00‑$20.00 with potential quarterly or annual bonuses (corporate role) or weekly/monthly bonuses (on‑site position). Eligible for 401(k) with company match up to 6% of pay after 6 months.
