This is more than an administrative leasing position. We\'re looking for someone who enjoys connecting with people, building trust, staying organized, following up, and helping prospective residents confidently navigate the process of finding their next home. The Leasing Specialist serves as a primary point of contact for prospective residents and helps guide the leasing process from initial inquiry through application, lease execution, and move-in coordination. The position also provides important administrative and customer-service support to our Property Management team. What You\'ll Do Prospect Engagement & Leasing Respond promptly and professionally to rental inquiries by phone, email, text, website, online listing platforms, chat, and walk-in traffic. Learn each prospect\'s housing needs, preferences, desired move-in date, budget, and property requirements. Recommend available rental homes that align with the prospect\'s stated needs. Provide accurate information regarding rent, deposits, utilities, amenities, pet policies, application requirements, availability, and next steps. Build rapport and establish trust with prospective residents. Use a consultative sales approach to help prospects evaluate their housing options. Follow up consistently throughout the leasing process. Respond to questions and objections, create appropriate urgency, and confidently guide prospects toward applying or signing a lease. Maintain accurate prospect records, notes, follow-up dates, and leasing pipeline information. Property Showings Schedule and conduct in-person, virtual, evening, Saturday, out-of-town, and other assigned property tours. Prepare for showings by understanding both the property and the prospect\'s needs. Present rental homes and communities in a professional, welcoming, and informative manner. Follow up after tours and guide prospects toward the appropriate next step. Accurately document completed showings, cancellations, no-shows, prospect feedback, and follow-up activity. Assist with approved self-showing options, video walkthroughs, virtual tours, photography, and other leasing resources. Applications & Lease Coordination Help prospects access and complete rental applications. Follow up on incomplete applications or missing documentation. Maintain communication while screening and approval decisions are pending. Communicate approved decisions and conditions using established company procedures. Prepare and distribute leases and related leasing documents following approval. Verify lease information for accuracy. Follow up until required signatures, payments, and documentation have been received. Coordinate assigned pre-move-in requirements such as renter\'s insurance, utilities, pet documentation, and access arrangements. The Leasing Specialist does not independently approve or deny applications, waive screening requirements, change rental rates, negotiate lease terms, approve concessions, or authorize exceptions unless specifically directed by management. Customer Service & Administrative Support Provide responsive, professional service to prospects, applicants, residents, coworkers, and other customers. Help answer the high volume of incoming calls received by our Property Management team and appropriately respond to or route questions. Maintain accurate records, communications, forms, and supporting documentation. Complete assigned leasing and administrative workflows by established deadlines. Assist with renter\'s insurance, pet documentation, rental verifications, and other assigned leasing-related tasks. Support property listings, vacancy marketing, outreach, open houses, and other leasing initiatives. Help maintain accurate availability, pricing, photos, videos, amenities, and listing information. Provide backup coverage for coworkers and support shared department responsibilities. What Success Looks Like We\'re looking for someone who: Enjoys building relationships and helping people. Is available to work the assigned weekday, evening, and rotating Saturday schedule. Experience in leasing, property management, real estate, hospitality, retail sales, banking, customer service, or another relationship-focused role is preferred, but property management experience is not required . Qualifications High school diploma or equivalent. Strong verbal and written communication skills. Strong customer-service and interpersonal skills. Strong organization and attention to detail. Basic computer proficiency and willingness to learn new systems. Ability to maintain confidential information. Ability to work independently and collaboratively. Valid driver\'s license. Reliable transportation and legally required automobile insurance. Ability to travel between rental properties and other assigned work locations. Ability to comply with Fair Housing requirements, company policies, and applicable laws. Approved business travel between assigned work locations is reimbursed in accordance with company policy. Schedule This position is intentionally scheduled to provide our customers with greater availability beyond a traditional Monday–Friday, 8:00–5:00 workday. Leasing Specialists generally work a rotating schedule that includes a combination of: Weekday opening shifts, typically 8:00 AM–5:00 PM Weekday closing shifts, typically9:30 AM–6:30 PM RotatingSaturday showing coverage, generally 9:00 AM–4:00 PM Virtual and out-of-town showing appointments as assigned Schedule assignments may change based on staffing, prospect demand, property needs, leasing activity, and other business requirements. This is a full-time, hourly, nonexempt position. Performance Bonus Opportunity In addition to hourly compensation, Leasing Specialists are eligible to participate in the Atwood Management Leasing Specialist Performance Bonus Plan . The bonus rewards the completed-showing-to-fully-executed-new-lease conversion performance. Depending on qualifying conversion results, eligible Leasing Specialists may earn a monthly performance bonus ranging from $150 to $500 . Bonus eligibility and calculation are subject to the terms of the written performance bonus plan, including minimum showing-volume, measurement, documentation, and approval requirements.
