Maintenance Supervisor

Housing Authority of the City of Los Angeles (HACLA) offers a Maintenance Supervisor position. Anticipated salary upon hire: $81,868.80 – $115,128.00 annually. Responsibilities Plan, schedule, assign, and supervise the work of maintenance, trades and grounds personnel; determine project priorities and ensure adherence to safety policies. Supervise personnel performing general maintenance and repairs on equipment and facilities; inspect grounds and buildings to determine needs for repairs, renovation, cleaning, and extermination, and inspect work in progress and upon completion. Estimate labor and material needs and costs; make recommendations to the supervisor; order supplies and materials, prepare purchase orders and requisition forms; monitor inventories. Establish procedures for on‑call personnel within adopted guidelines and respond to calls as needed. Maintain accurate time, materials, work, and service records; prepare periodic and special reports. Stay abreast of new equipment, service and parts manuals, procedures and techniques; implement more efficient methods and equipment whenever possible. Assist the supervisor in determining the need for contracted maintenance services and repair work; inspect work in progress and upon completion to ensure contract compliance, cleanliness, safety and adherence to procedures. Provide training and instruction to subordinates regarding designated work assignments; assist in more difficult maintenance duties; maintain performance and progress reports of subordinate employees. Assist in the planning and preparation of the department’s budget and monitor expenditures. Perform other related duties as assigned. Knowledge, Skills & Abilities Knowledge of principles of supervision and training, safe working practices and procedures, basic record keeping, inventory control and requisition of supplies, plans, specifications, equipment/tools, and service manuals related to building maintenance; general building and grounds maintenance systems, procedures and techniques. Ability to write reports, prepare purchase orders and requisitions; evaluate employee performance; communicate effectively both orally and in writing; supervise and train a group of employees; operate a variety of equipment and tools; prepare budget estimates and monitor expenditures; establish and maintain effective working relationships. Minimum Requirements Any combination equivalent to a high school diploma or equivalent and four (4) years of increasingly responsible experience in general building, facilities or grounds maintenance, one year of which in a lead capacity. Must be able to work various hours/shifts, weekends, and holidays as required, and respond to emergency situations. Special Requirements Possess a valid appropriate California Class C driver’s license. Retention, PERS retirement plan with vesting of five years. Pension options: Classic members: 2.7% at age 55 with 8% wage contribution. PEPRA members: 2% at age 62 with 7.75% wage contribution. CalPERS determines eligibility. Annual leave accrual varies by job type and service; at-will accrual per pay period 5.23 hours (17 days annually); management accrual 4.15 hours; administration accrual 6.78 hours; union accrual 6.78 hours. 14 observed holidays and 12 floating holiday hours annually. Up to 160 hours of Paid Time Off (PTO) for eligible exempt employees as comp time per calendar year; option to cash out up to 160 hours.
