Position: Regional Property Manager - Washington State Location: Seattle, WA Job Id: 2358 # of Openings: 1 Job Summary The Regional Property Manager will help develop and oversee a portfolio of multi‑family residential communities. This position will work closely with TAM's Leadership to provide consistency in operations throughout the portfolio and serve as a single point of contact for our clients. The Regional Property Manager will have direct property oversight in addition to assisting and directing Property Managers in the portfolio. Essential Job Functions Operations – Ensuring the smooth running of each community in partnership with the Asset Manager. Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Customer Service – Provide superior customer service and communication to our residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. People Development – Develop, mentor, lead, and manage a high‑performing, cohesive team, including leasing, customer service, maintenance and management personnel, to maximize engagement and minimize turnover. Marketing – Drive revenues with a thorough understanding and analysis of competition and development of creative marketing programs. Leading by Example – Instill, maintain and model the TAM Residential mission to be the best national management company. Supervise day‑to‑day operations of the entire on‑site team, ensuring that all TAM Residential policies and procedures are followed. Maintain effective on‑site staff through interviewing, hiring, and terminating as necessary. Maintain a positive living environment for residents through prompt conflict resolution and consistent follow‑up. Manage and maintain all aspects of the community budget and finances. Work with leasing staff to ensure lease/marketing goals are met. Maintain positive relations with all community vendors. Coordinate special projects as requested by supervisor. Perform any other related duties as required or assigned. Qualifications High school diploma, bachelor’s degree preferred. 5+ years of on‑site property management experience; multi‑unit experience a plus. Experience with underwriting and acquisitions. Proven third‑party multi‑family property management business development success. Experience managing and developing staff. Experience in writing and maintaining budgets. Proficient in Entrata or other similar property management software. General office, bookkeeping and sales skills. Must be detail‑oriented and able to focus with frequent interruptions. Maintain confidence and protect operations of business by keeping information confidential. LIHTC experience is a plus. Required Licenses and Certifications Industry designations a plus. Working Conditions Ability to operate in an open work area with moderate everyday noise. Ability to work from multiple locations. Ability to perform other duties as required. Travel Requirements Must be able to travel to multiple property locations regularly. Must be able to travel to offsite locations as needed for meetings, training, etc. MOTOR VEHICLE RECORD (MVR) REQUIREMENT Must maintain a valid driver’s license, acceptable Motor Vehicle Record (MVR), and current auto insurance when operating a vehicle or motorized equipment for company business. Employment in this role is contingent upon meeting company driving standards. Compensation $120,000‑$125,000 annually, plus opportunity for bonuses. Work Schedule This is a full‑time position with a typical schedule of 40 hours per week. Work hours vary based on operational needs, business demands, deadlines, meetings, emergencies, or other company requirements. This position may occasionally require work beyond the standard schedule, including evenings, weekends or additional hours as needed to fulfill job responsibilities. Benefits Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment.
