We operate in the Midwest, mostly in NW Michigan, with plans to expand internationally. Our goal is to grow our revenues 10x over the next 5 years through the expansion of our divisions and acquisition/development of new and current assets.

The role

We are looking for an organized, eger, self-starting individual who will manage the entire portfolio of ALVO's assets, divisions, and personnel while building the framework for the Property Management division. This person will be key in the day-to-day operations of the business and a core stakeholder in the company's growth. You will report directly to the Owners/CEO/CIO.

Key responsibilities

· Responsible for growing top line revenues and reducing expenses through:

· Keeping track of maintenance schedules, creating SOPs, optimizing service providers

· Walk properties frequently (or manage boots on ground) to find issues or areas of improvement.

· Find and manage contractors/vendors for general maintenance & larger projects. Work with suppliers/utilities to find best rates (internet, trash, insurance, etc.)

· Manage Tenants – Screening, leases, rent collection, maintenance requests, lockouts & evictions, and communications & notifications.

· Admin – Software/Systems development – Accounting, Property Management tools, CRM/Leads, etc

· Marketing – Advertising, Google relevance, Social Media oversight/third-party management

· Network – connect with local personnel to build relationships, find opportunities for new acquisitions, help get business' name out.

· Report back to CEO/CIO weekly with project updates, concerns, and opportunities

Key skills and experience required

· Organized, attention to detail

· Proactive responsible, self-Starter

· Passionate about real estate, experience a plus

· Computer literate (Microsoft, CRM, social media)

· Outgoing, professional, not afraid to ask

· Can handle stress/frustrations of tenants, projects, day-to-day issues and does not get overwhelmed easily

· Must have reliable vehicle, phone, and internet

Properties & Locations

Alvo's assets include Short Term Rentals (STR), Long Term Rentals (LTR), Storage/Commercial, and Vacant land. Properties are located mostly in Northwest Michigan (Irons, Wellston, Onekama, Manistee). While it would be plus for the Operations & Property Manager to be local, our Maintenance Engineer is local, so it is not required. xhyhwjd However; the role does require availability to visit the properties on a quarterly/as needed basis.

Compensation: $20-23/hr + Bonus
