The Property Maintenance Supervisor oversees the maintenance and repair operations across two neighboring property sites, ensuring high standards of upkeep and efficient team performance. Reporting to the Property Manager, this role involves managing a small maintenance team, coordinating with vendors, controlling budgets, and conducting routine inspections to maintain property quality. The position demands local travel between sites and readiness to respond to emergencies as needed.

Responsibilities

• Plan and schedule maintenance activities across properties
• Supervise and support a small team of maintenance staff (1-5 people)
• Coordinate with external vendors for repairs and services
• Monitor and oversee maintenance budgets
• Conduct routine on-site inspections and ensure timely repairs
• Manage inventory of maintenance supplies and equipment
• Maintain positive relations with property residents and clients
• Be available for emergency maintenance response

Preferred Qualifications

• 2+ years experience in property maintenance
• Valid driver’s license for local travel between sites
• Strong leadership skills managing small teams
• Knowledge of preventive maintenance practices
• Experience in vendor management and negotiation
• Excellent problem-solving and communication abilities
• Effective time management skills
