Regional Property Manager – Houston, TX

A well-established national multifamily property management company is seeking an experienced, hands-on Regional Property Manager to oversee a portfolio of communities in the Houston, Texas market.

This is a confidential search for a proven multifamily leader who can quickly assess portfolio performance, stabilize operations, increase occupancy, strengthen onsite teams, and drive strong financial and operational results.

Location: Houston, TX
Territory: Houston, TX and surrounding area
Travel Required: Yes – frequent local travel throughout the assigned portfolio

Salary: $110,000–$130,000 annually, based on experience
Bonus Potential: 20% annual bonus opportunity, paid quarterly

About the Opportunity

We are looking for a results-driven Regional Property Manager who brings a strong combination of operational expertise, financial knowledge, leadership ability, and hands-on property management experience.

A key priority for this position will be stabilizing the portfolio and driving significant occupancy improvement. The successful candidate must be comfortable identifying challenges quickly, developing action plans, and working directly with onsite teams to execute those plans.

This is not a position for someone who wants to manage primarily from behind a desk. The Regional Property Manager will spend significant time onsite at the communities, providing leadership, coaching, training, accountability, and operational support.

The position will also work closely with executive leadership and ownership groups to ensure portfolio objectives are clearly established and achieved.

Key Responsibilities

• Provide leadership and operational oversight for a portfolio of multifamily communities throughout the Houston market.
• Develop and execute strategies to improve occupancy, leasing performance, revenue, collections, expenses, and overall property performance.
• Conduct frequent property visits to evaluate operations, identify opportunities, support onsite teams, and ensure established expectations are being met.
• Develop measurable action plans for underperforming communities and monitor progress toward established goals.
• Analyze market conditions, competitors, rental rates, concessions, traffic, and leasing trends.
• Monitor financial performance, budgets, forecasts, expenses, variances, and operating results.
• Prepare, review, and present annual operating budgets and capital plans.
• Maintain strong relationships and communication with ownership groups and executive leadership.
• Recruit, coach, develop, and support Community Managers and onsite leadership teams.
• Establish clear expectations and hold teams accountable for operational and financial performance.
• Ensure company policies, procedures, and operational standards are consistently followed throughout the portfolio.
• Partner with Human Resources regarding recruiting, employee relations, performance management, disciplinary actions, and terminations.
• Review staffing levels and approve operational expenditures and other property-related decisions within established authority.
• Support property transitions, takeovers, acquisitions, and stabilization initiatives as needed.

Qualifications

• Minimum of 3–5+ years of regional or multi-site multifamily property management experience.
• Proven experience overseeing multiple apartment communities and onsite management teams.
• Demonstrated success improving occupancy and stabilizing underperforming properties or portfolios.
• Strong understanding of multifamily operations, leasing, marketing, budgeting, forecasting, and financial reporting.
• Experience preparing and analyzing budgets, financial statements, and variance reports.
• Strong leadership and team-development skills with a hands-on management style.
• Excellent communication, organizational, analytical, and problem-solving abilities.
• Ability to manage multiple communities and competing priorities in a fast-paced environment.
• Proficiency in Microsoft Word and Excel.
• Four-year college degree preferred; equivalent industry experience will be considered.
• CAPS or CPM designation strongly preferred.
• Must be able to travel regularly throughout the Houston market. And some travel outside the market.
