ABOUT THE ROLE
Elk-1 Managers, LLC is seeking a motivated and reliable Seasonal Landscaper to support exterior grounds maintenance across multiple residential communities in the Treasure Valley. This is a seasonal, full-time position running through September or October 2025, ideal for someone who takes pride in keeping properties looking their best.
You will work across multiple communities and report to the Maintenance Supervisor. This is a great opportunity to gain hands-on experience in property management while being part of a team that values quality and curb appeal.
SEASON DETAILS
Position Type: Seasonal (temporary) — this is not a permanent or ongoing position.
Anticipated End Date: September – October, dependent on business needs and weather conditions.
Schedule: Full-time hours during the active season. Schedule may vary based on property needs.
TRAVEL REQUIREMENT
This is a multi-site position. Regular travel between assigned communities is required. A valid driver's license and reliable transportation are required. Mileage reimbursement is provided per company policy.
WHAT YOU'LL DO
GROUNDS & LANDSCAPING MAINTENANCE
▸ Maintain landscaping across assigned properties, including grass, trees, shrubs, plantings, and seasonal flowers
▸ Perform routine groundskeeping tasks including mowing, trimming, edging, pruning, and general landscape detailing
▸ Remove weeds, dead plants, leaves, and debris from landscaping beds and common areas
▸ Monitor irrigation systems and report issues such as leaks, broken sprinkler heads, or drainage concerns
▸ Assist with seasonal landscaping tasks, including planting, mulching, and landscape preparation
▸ Pressure wash sidewalks, driveways, curbs, and common areas to maintain a clean property appearance
PROPERTY CLEANLINESS & CURB APPEAL
▸ Walk properties regularly to identify and remove litter, debris, and pet waste
▸ Maintain dumpster and trash enclosure areas and ensure surrounding areas remain clean
▸ Blow sidewalks, curbs, parking areas, and walkways to maintain safe and clear pathways
▸ Maintain cleanliness of exterior amenities including common areas and recreational spaces
▸ Monitor overall property curb appeal and report conditions requiring attention
EXTERIOR MAINTENANCE SUPPORT
▸ Assist with minor exterior tasks and unit make-ready preparation as assigned
▸ Perform trash-outs and debris removal from vacated units when needed
▸ Report damaged landscaping, irrigation issues, or property hazards to site leadership
▸ Support maintenance staff with exterior-related work orders or property improvement projects
SAFETY & COMPLIANCE
▸ Follow all company safety procedures and use appropriate personal protective equipment (PPE)
▸ Maintain awareness of chemical applications, including fertilizers, herbicides, and pesticides
▸ Keep work areas clean, safe, and organized at all times
▸ Report safety concerns, hazards, or property damage immediately to leadership
OPERATIONS & TEAM SUPPORT
▸ Assist maintenance staff and property teams as needed
▸ Attend required safety meetings and training sessions
▸ Maintain professional conduct when interacting with residents, vendors, and property staff
WHAT WE'RE LOOKING FOR
▸ Prior landscaping, groundskeeping, or outdoor labor experience preferred but not required
▸ Ability to operate landscaping tools and equipment safely
▸ Ability to work independently and complete assigned tasks efficiently
▸ Strong attention to detail and commitment to property appearance
▸ Dependable, punctual, and a team player
▸ Willingness to work outdoors in varying weather conditions
▸ Valid driver's license and reliable transportation required
EDUCATION & EXPERIENCE
▸ High School Diploma or equivalent preferred
▸ No prior formal experience required — we will train the right candidate
PHYSICAL REQUIREMENTS
▸ Ability to stand, walk, bend, kneel, and perform repetitive physical outdoor labor
▸ Ability to operate landscaping equipment and tools
▸ Ability to lift and/or move up to 50 lbs. occasionally
▸ Ability to work outdoors in heat, sun, and varying weather conditions throughout the season
▸ Ability to climb stairs and walk large property areas

COMPENSATION & TIME OFF
We offer a competitive seasonal wage and a straightforward package:

HOURLY PAY

$18.00 to $18.25 per hour, based on experience. Overtime eligible.

PAID SICK LEAVE

Paid sick leave is provided in accordance with Idaho law and company policy.

This is a seasonal position. No medical, dental, or vision benefits are included. Mileage reimbursement is provided for required travel between assigned properties.
