Property Accountant

Summary We are a New York-based real estate firm who are seeking a Property Accountant to handle full-cycle accounting and financial reporting for a portfolio of commercial and multifamily properties. This role guarantees precise property-level financial statements, oversees tenant and lease accounting, and provides ownership and asset management with timely reports and analysis. The ideal candidate must have extensive experience in property management accounting, lease administration, and CAM reconciliations, with the ability to oversee multiple properties and meet deadlines in a fast-paced real estate environment. Scope of Responsibilities Oversee complete accounting processes for assigned properties. Prepare and review monthly property financial statements. Record accruals, depreciation, and adjusting journal entries. Reconcile bank accounts, operating accounts, and security deposit accounts. Ensure accuracy of the general ledger for multiple property entities. Monitor capital spending and construction‑in‑progress. Review lease abstracts and verify accurate rent rolls. Record rental income, escalations, percentage rent, and lease adjustments. Manage tenant billing and accounts receivable. Monitor delinquency reports and collaborate with property management. Prepare and reconcile CAM (Common Area Maintenance) charges. Manage security deposits and tenant ledgers. Assist with preparing annual property budgets. Conduct monthly variance analysis comparing the budget and previous periods. Compile financial reporting packages for ownership and asset managers. Support lender and investor reporting obligations. Assist with cash‑flow analysis and forecasting. Ensure adherence to GAAP and company accounting policies. Assist with annual audits and collaborate with external auditors. Maintain internal controls related to property financial activities. Ensure adherence to lender covenants and reporting deadlines. Qualifications Bachelor’s degree in accounting, finance, or related field. 4+ years of property accounting experience. Strong knowledge of GAAP and accrual accounting. Proficiency with Yardi (required). Advanced proficiency in Microsoft Excel. Experience managing multiple properties or entities. Strong understanding of lease structures (gross, NNN, modified gross).
