Maintenance Supervisor - Legends Realty

Location: Lake Mary, Florida Company: Legends Realty Position: Maintenance Supervisor Employment Type: Full-Time Legends Realty, a Lake Mary-based real estate brokerage and property management company, is seeking an experienced, organized, and dependable Maintenance Supervisor to join our property management team. This position plays an important role in overseeing the maintenance needs of our portfolio of residential rental properties throughout the Central Florida area. We are looking for someone who can effectively coordinate repairs, communicate professionally with residents, property owners, vendors, and our property management team, and help ensure maintenance issues are handled promptly and efficiently. Responsibilities Receive, review, prioritize, and coordinate maintenance requests for residential rental properties. Communicate with tenants regarding maintenance concerns, scheduling, access, and follow-up. Coordinate and schedule qualified vendors and contractors for repairs and property services. Troubleshoot maintenance issues and help determine the appropriate course of action. Perform or coordinate property inspections when needed. Follow up on outstanding work orders to ensure repairs are completed properly and in a timely manner. Review vendor estimates and invoices for accuracy and reasonableness. Maintain accurate documentation, notes, photos, receipts, and maintenance records. Communicate with property owners regarding significant repairs, estimates, recommendations, and approvals. Assist with maintenance coordination during tenant move-ins and move-outs. Help identify preventative maintenance needs before they develop into larger or more expensive problems. Develop and maintain strong relationships with reliable vendors and service providers. Assist with emergency and time-sensitive maintenance situations when necessary. Work closely with Legends Realty's property management team to provide a high level of service to our owners and residents. The Ideal Candidate The successful candidate will be someone who is organized, resourceful, calm under pressure, and comfortable taking responsibility for getting things done . You should have a working knowledge of residential property maintenance and be capable of evaluating common issues involving HVAC, plumbing, electrical systems, appliances, roofing, water intrusion, general repairs, and other residential maintenance concerns. You do not necessarily need to personally perform every repair. An important part of this position is knowing what needs to be done, who should do it, how urgently it needs to be handled, and following through until the issue is resolved. Qualifications Previous experience in residential maintenance, property management maintenance, construction, facilities management, or a related field is strongly preferred. Good working knowledge of common residential maintenance and repair issues. Strong organizational and follow-through skills. Ability to manage multiple work orders and priorities simultaneously. Excellent communication and customer-service skills. Comfortable communicating by phone, text, email, and property management software. Ability to work independently while also being part of a team. Professional demeanor when interacting with property owners, tenants, vendors, and contractors. Valid driver's license and reliable transportation. Ability to travel to properties throughout our Central Florida service area as needed. Basic computer and smartphone proficiency.
