The Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. Builds relationships with vendor partners, regulatory, and social services. Authentic attitude – open, professional attitude and approach when addressing and resolving resident and staff concerns. Positive and professional approach – active listening, ensuring residents and staff feel seen, heard, and valued. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications are highly desired. Valid driver’s license. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Availability for on‑call and weekend work. Key Accountabilities Resident Relations and Customer Service Treat residents and others with respect, answer questions, respond sensitively to complaints, and assign work orders efficiently. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency, follow‑up, and follow‑through in dealing with residents on all matters. Enforce community policies delegated by the Community Manager. Complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs per policies, procedures, safety standards, and code requirements. Maintenance Management Coordinate, schedule, and respond to resident/management requests and work orders. Ensure all repairs and replacements are necessary for common areas and units. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible. Inspect grounds, building, and community features daily to minimize hazardous property conditions. Manage and order maintenance supplies inventory within budget guidelines. Maintain a preventative maintenance program, maintenance shop, and safety standards. Operate key control of the community and maintain accurate records for service requests, OSHA standards, and unit status. Participate in on‑call emergencies and manage property resources economically. Staff Leadership Challenge the team to achieve higher performance through goals. Develop standards for community cleanliness and appearance. Supervise, train, and schedule maintenance staff under the Community Manager’s direction. Monitor work progress, provide assistance, and contribute to employee evaluations. Attend safety meetings and ensure safety sheets are current. Ensure compliance with safety, regulatory, and housing laws. Physical Demands & Working Conditions Essential staff must report to work and adhere to safety protocols. May be required to work during inclement weather. Frequent standing, walking, and occasional squatting or bending. Must read, comprehend, write, calculate, and communicate verbally. May work at elevated sites or uneven ground. May travel to sister communities for maintenance support.
