Pay Scale: $19.00 - $25.00 per hour

The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. The Maintenance Technician will also be responsible for maintaining the overall condition of the apartment community, including the grounds and common areas , and for providing a quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.

Primary Duties and Responsibilities: 

• Performs maintenance duties, including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities
• Ensure that apartments are ready for occupancy by performing various and as-needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed
• Maintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed
• Compliance with company standards and applicable laws, including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend and participate in company safety meetings and required trainings and other safety-related laws and requirements, and report accidents and incidents promptly to a manager
• Report known safety hazards, equipment, and customer concerns to the supervisor
• Respond quickly to emergency situations during work hours and on-call coverage at the on-site location where living when a housing agreement is in place
• Follow established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost-saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies
• Maintain high levels of customer service for prospects, residents, vendors, and associates
• Perform other duties as assigned

Skills:

• Ability to effectively communicate with residents, vendors, and individuals across the organization, including the ability to communicate effectively in English
• Proficient knowledge of electrical, plumbing, appliance repair, and basic hand/power tools
• Knowledge of environmental hazards, including asbestos, lead-based paint, moisture intrusion, and radon
• Ability to be “on-call” at work site location where housing agreement is applicable when requested and respond promptly to service emergencies
• Basic Computer Skills required to place online orders, respond to emails, take company trainings, access timecards, and access company-wide emails

*For On-Site Maintenance Associates:

Depending on the size of the property a Maintenance Associate may be required to live on-site as a condition of employment. Housing agreements will be provided with additional information and requirements for on-site employees.
