Assistant Community Manager

The Role This role is responsible for assisting in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence. The incumbent must possess a high degree of professionalism and positive engagement for our residents and the workforce. Qualifications 2+ years’ experience as an Assistant Community Manager. LIHTC/Tax Credit Program Knowledge required. Excellent communication skills and a dedication to customer service. Track record of bookkeeping and rent collection. Thorough understanding of landlord/tenant law. Strong understanding of Fair Housing Laws. Superior interpersonal skills: ability to get along with diverse personalities; tactful; mature, flexible. Resourceful and organized. Solid computer knowledge, Windows (Word, Excel), internet, and e‑mail. Working knowledge of Yardi Voyager Property Management software. Key Accountabilities Resident Relations Customer Service Provide A+ customer service at all times. Manage and promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Act as a resource center for residents on all matters that affect and may disturb their community‑living experience and ability to make timely rent payments. Organize and execute resident appreciation and retention events. Maintain a secure, confidential file for each resident. Answer phones, greet walk‑ins, and handle foot traffic. Assist with leasing duties, including touring prospective residents. Fiduciary: handle all property monies – collect, post, and deposit rents, security deposits, and other community income. Review resident files and ledger records to determine unpaid and/or late fees, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease agreements. Assist with monthly projection reporting, inspect vacancies, make‑ready apartments and models, inspect the property for policy violations, needed repairs, and overall landscaping. Meet regularly with Community Manager and Regional Manager to discuss community performance. Other duties as assigned by Community Manager. Staff Leadership: maintain a service‑oriented environment by exhibiting professional appearance and attitude; oversee property operations and staff in Community Manager’s absence. Support Leasing Consultants in the leasing of apartments and ensure Fair Housing guidelines are followed. Manage compliance file maintenance under the direction of the Compliance department and Community Manager. Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry. Follow established procedures related to evictions, including proper notice requirements, eviction proceedings, and representing the property in court hearings. Physical Demands & Working Conditions The position is essential staff and requires adherence to all safety and business protocols. Frequent sitting and walking. Repetitive use of computer, keyboard, mouse, and phone. Reading, comprehending, writing, performing calculations, and verbal communication. May work at elevated sites or uneven ground. Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.
