They are responsible for the upkeep and cleanliness of the property grounds, facilities, streets, amenities, equipment and various utility systems. Maintenance Technicians provide exceptional customer service to prospective and current residents always.Performance Objectives:Responsible for assisting with maintaining the physical integrity of the community at all times. This involves insuring a clean and well maintained living environment for residents, visitors and staff.Picking up any trash/debris observed on the property while performing normal duties.Protect the investment of the property owner by anticipating, identifying, and correcting any issues regarding safety, hazardous conditions or maintenance needs in the communityCoordinate with the Maintenance Supervisor and team to prioritize tasks throughout the dayEnsure upkeep of community appearance by replacing lightbulbs, removing trash and litter, painting and performing repairsAssist with groundskeeping, pool maintenance, housekeeping, distribution of notices, inspections, and other tasks as neededPerform preventative maintenance on equipment within the communityComplete minor repairs to utility systems and streets as neededMaintain grounds and landscaping to community standards (mowing and weeding as needed)Perform duties in a safe manner, adhering to all safety procedures and properly using safety equipmentInspect, clean and repair facilities and amenities which include clubhouse, basketball courts, swimming pools, and maintenance garage to ensure they are in good conditionAdditional or modified duties as assigned within the Company's discretionKey Competencies:Strong leadership abilities: Demonstrated capacity to effectively lead and supervise maintenance staff, providing guidance, support, and motivation to ensure high-quality work performance and team cohesion.Problem-solving capabilities: Resourceful in identifying and resolving maintenance issues, utilizing critical thinking and troubleshooting skills to implement effective solutions and minimize downtime and disruptions.Time management: Effective time management skills to prioritize tasks, allocate resources, and meet deadlines, optimizing productivity and ensuring timely completion of maintenance projects and work orders.Adaptability: Flexibility to adapt to changing priorities, emergencies, and unforeseen circumstances, adjusting maintenance schedules and strategies as needed to address evolving property needs and challenges.Commitment to quality and safety: Uphold high standards of quality and safety in all maintenance activities, adhering to industry best practices, regulatory requirements, and safety protocols to safeguard residents, staff, and property assets.Quality assurance: Demonstrated ability to conduct property quarterly inspections with a consistent score of 95%-100%, ensuring adherence to maintenance standards, identifying deficiencies, and implementing corrective actions promptly.Documentation proficiency: Skilled in completing daily and weekly checklists detailing maintenance tasks completed, as well as quarterly reports outlining projects executed, maintaining accurate records to track progress and compliance.Efficiency and productivity: Proven track record of completing daily checklists detailing work orders executed by maintenance staff, optimizing workflow processes, and resource allocation to achieve timely and effective maintenance outcomes.Reporting and analysis: Capable of compiling comprehensive quarterly reports detailing completed projects, analyzing data trends, and providing insights to inform decision-making and strategic planning for future maintenance initiatives.Education & Experience:High School diploma or GEDDemonstrate knowledge of broad experience in general maintenance techniques and repair workGeneral knowledge of plumbing, electrical and grounds maintenanceProficient skills in operating hand tools, power equipment and commercial machineryAbility to provide legible written reportsAbility to work independently as well as a teamAbility to multitask, stay organized and meet deadlines.Ability to work on-call and be available for afterhours emergenciesValid driver's license and good driving recordPhysical Requirements:Constantly stand, walk, talk or hear; Frequently use hands.Manual dexterity for handling paperwork and using office equipment.Clear vision and hearing for reviewing documents and communicating effectively.Capability to lift up to 50 pounds.Benefits:Medical, Dental, and Vision InsuranceEmployer Paid Life InsuranceVoluntary STD, LTD, Accidental, and Critical IllnessPTO and 11 Paid Holidays401k & 401k MatchingWorking in an inclusive communityComplimentary stay at our resortsCommitment to Diversity:Roberts Resorts & Communities stands firm in our commitment to Equal Employment Opportunity.
