JOB DESCRIPTION SUMMARY This role manages the day-to-day operations of an assigned property, including supervising team members, managing daily activities, and allocating resources to achieve budgeted financial and operational goals. The position ensures compliance with Company policies, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable laws. JOB RESPONSIBILITIES Provide input into property budget development by analyzing financial statements, reviewing marketing information, and evaluating operational reports. Achieve targeted revenues by setting rent rates, ensuring timely collections, and preparing monthly financial status reports. Approve vendor invoices, reconcile services, verify certificates of insurance, code charges to appropriate Chart of Accounts, and coordinate communication among vendors, accounting, and clients/owners. Control expenditures within approved budget limits and maintain the petty cash fund. Oversee lease enforcement: approve resident applications, manage renewals, conduct inspections, enforce notice requirements, handle evictions, and collect allowable late fees. Analyze market and economic trends to implement short‑ and long‑term marketing and leasing strategies for occupancy and revenue objectives. Promote resident satisfaction by responding to complaints, resolving service issues, and ensuring the maintenance team meets company standards. Conduct regular property inspections to maintain safety, cleanliness, and overall appearance. Supervise staff by hiring, orienting, training, and managing performance in line with company policies. Assist client/owner relations by meeting owners, conducting property tours, providing performance updates, and addressing owner requests. Complete various accounting, financial, administrative, and reporting duties as assigned. For California only: Manage the lease process using the California Lease File Checklist to maintain compliance. BASIC KNOWLEDGE & QUALIFICATIONS Bachelor’s degree preferred in Business Management, Real Estate, or a related field. 4–6 years of relevant experience in property management, sales, marketing, or customer service, demonstrating ability to manage day‑to‑day operations, resolve complaints, maintain financial records, and lead a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, and capable of working independently as well as collaboratively. SPECIALIZED SKILLS Hold all required state and local licenses and certifications. Possess a valid driver’s license to operate a golf cart on property and ensure on‑site staff who operate golf carts also hold valid licenses. Proficiency in internet, word processing, spreadsheets, and database programs for reporting and documentation. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Leadership skills to hire, direct, evaluate, and manage maintenance and other subordinate teams. TRAVEL / PHYSICAL DEMANDS Work in an office environment with frequent exposure to outdoor conditions; must be able to access all property areas. Ability to lift, carry, pull, push, or move up to 20 pounds independently and up to 50 pounds with assistance. Routine local travel may be required for bank deposits, training, outreach, or other responsibilities. The salary range for this position is $90,000–$95,000. ADDITIONAL COMPENSATION Corporate Positions: In addition to base salary, may participate in quarterly or annual bonus programs based on individual and company performance. Onsite Property Positions: In addition to base salary, may participate in weekly, monthly, and/or quarterly bonus programs.
