The Facilities Technician is responsible for performing preventive maintenance and repairs on facility equipment and building systems, working as a multi-craft technician across HVAC, mechanical, electrical, plumbing, and general building maintenance. This role is cross-trained and follows a flow-to-work concept, ensuring that critical facility infrastructure operates safely, efficiently, and reliably.
Responsibilities- Perform preventive maintenance activities on facility equipment by following written instructions and established procedures.
- Measure wear and replace expendable components such as belts, hoses, fluids, and filters to keep equipment in optimal condition.
- Inspect and evaluate operating characteristics including speeds, pressures, vacuum, and vibration to identify potential issues.
- Analyze findings from preventive maintenance and recommend updates or improvements to PM content based on observed conditions.
- Document all preventive maintenance activities accurately within the computerized maintenance management system (CMMS).
- Complete assigned work orders and record detailed completion notes in the CMMS to maintain accurate maintenance records.
- Perform repairs on HVAC, mechanical, electrical, plumbing, and other facility equipment as assigned.
- Carry out general building repairs, including repairing and painting walls, doors, floors, and other structural elements.
- Troubleshoot and repair plumbing systems, including fixing leaks and stoppages, and repairing or replacing sinks, piping, valves, and drains.
- Repair and maintain controls, lighting systems, and electrical distribution systems to ensure safe and reliable operation.
- Replace lighting components, ceiling tiles, and grid throughout the building as needed to maintain a professional environment.
- Conduct regular shift rounds using checklists to document performance characteristics such as operating modes, pressures, temperatures, and RPMs of facility systems and equipment.
- Communicate directly with customers and the site lead to clarify work requests, ensure expectations are understood, and provide updates on parts ordering or any delays in completion.
- Diagnose malfunctioning apparatus such as transformers, motors, motor starters, MCC panels and circuits, variable frequency drives, and lighting fixtures, and replace damaged or broken wires and cables.
- Maintain building lighting, task lighting on furniture systems, parking lot lighting, emergency and exit lighting, 120-volt outlets, photoelectric sensors for exterior building lighting, and lighting contactors controlled by the energy management system.
- Perform preventive maintenance and repairs on dock equipment including overhead doors, dock levelers, dock locks, and seals.
- Maintain a safe, clean, and organized work area and consistently demonstrate safe work practices in accordance with company and customer policies and procedures.
- Read and comprehend instructions, operating and maintenance manuals, and memos to perform tasks accurately and safely.
- Write routine reports and correspondence to document work performed and communicate technical information clearly.
- Present information effectively in one-on-one and small group settings to customers, clients, and colleagues.
- Minimum of five to seven years of mechanical experience, including HVAC, mechanical, electrical, plumbing, and carpentry, or an equivalent combination of training, education, and experience.
- Five to seven years of maintenance experience in a facilities or building maintenance environment.
- Strong hands-on experience with HVAC systems, including troubleshooting and repair.
- Proficiency in electrical maintenance, including working with motors, motor starters, MCC panels, MCC circuits, variable frequency drives, and lighting fixtures.
- Practical experience with plumbing systems, including leak repair, clearing stoppages, and replacing piping, valves, sinks, and drains.
- Ability to perform general building maintenance, including carpentry, painting, and minor structural repairs.
- Ability to read and comprehend simple instructions, operating and maintenance manuals, and written memos.
- Ability to write clear and concise routine reports and maintenance-related correspondence.
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees.
- Valid drivers license.
- Strong troubleshooting skills for mechanical, electrical, and building systems.
- Ability to work safely and follow established safety policies and procedures.
- Experience working as a multi-craft technician across HVAC, electrical, plumbing, and general building maintenance.
- Familiarity with computerized maintenance management systems (CMMS) for documenting preventive maintenance and work orders.
- Experience performing shift-based rounds and using checklists to monitor facility equipment performance.
- Knowledge of energy management systems and lighting contactors controlled by automated building controls.
- Ability to manage multiple work orders and prioritize tasks in a fast-paced facility environment.
- Strong customer service orientation and ability to communicate clearly with internal and external stakeholders.
- Demonstrated ability to maintain a clean and organized work area and adhere to safe work practices.
- Comfort working on dock equipment such as overhead doors, dock levelers, dock locks, and seals.
- Ability to work independently with minimal supervision while also collaborating effectively with a team.

Work EnvironmentThis role is based onsite at a client facility in Wilton, CT and involves working primarily on building systems, facility equipment, and dock infrastructure. You will use a computerized maintenance management system (CMMS), energy management systems, and standard tools and equipment for HVAC, electrical, plumbing, and general maintenance tasks. The position follows a 6 PM to 6 AM schedule on a 2-2-3 rotation, requiring comfort with night shifts and shift-based rounds. Work is performed both in mechanical and electrical rooms and throughout the building, including offices, common areas, and dock areas. The environment emphasizes safety, cleanliness, and adherence to established procedures, with appropriate work attire and personal protective equipment expected for maintenance and repair activities.

Pay and BenefitsThe pay range for this position is $35.00 - $40.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
