Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. Building relationships with vendor partners, regulatory organizations, and social services partners is essential. An Approach that is Positive and Professional – Demonstrate active listening and ensure that each resident and staff member feels seen, heard, and valued. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications are highly desired. Valid driver’s license. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on‑call and weekend work. Key Accountabilities Resident Relations & Customer Service Demonstrate customer service skills by treating residents and others with respect. Respond sensitively to complaints about maintenance services and assign work orders efficiently. Enforce community policies delegated by the Community Manager. Assist with and complete work orders generated from resident requests. Maintenance Management Coordinate, schedule, and respond to resident/management requests and work orders. Ensure all repairs and replacements serve community common areas and units. Support cost‑cutting and expense control by fixing rather than replacing parts when possible. Inspect grounds, building, and other community features daily. Manage and order maintenance supplies inventory in accordance with budget guidelines. Maintain a preventative maintenance program. Maintain a well‑organized maintenance shop and safety standards. Manage unit inspections, key control, and accurate service records. Participate in on‑call emergencies and manage vendor bids and pricing. Guide maintenance staff, schedule training, and monitor daily progress. Provide input to the Community Manager on employee performance. Attend safety meetings and keep OSHA requirements current. Adherence to Property Management Rules, Regulations, and Guidelines Practice safety techniques per company and property policies and report any incidents. Comply with safety and risk‑management policies and attend routine meetings. Follow established policies and report violations. Conduct business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all other applicable laws. Physical Demands & Working Conditions Essential staff class; report to work and adhere to protocols. May need to work during inclement weather. Frequent standing and walking. Reading, writing, communicating verbally, and basic calculations. May work at height or on uneven ground. Occasional squatting, bending, twisting, pushing, pulling. May travel to sister communities.
