Community Manager - The Carson

Job Description This role manages the day-to-day operations of the Carson apartment community in Charlotte, NC, including the following responsibilities: Developing and managing the property budget, analyzing financial statements, and preparing monthly financial status reports. Ensuring timely rent, fee collection, deposit handling, and managing petty cash and bank deposits. Approving vendor, contractor, and service provider invoices; reconciling work performed and coding charges to the appropriate chart of account codes. Maintaining expenditures within approved budget constraints. Overseeing lease enforcement: approving applications, handling discounts and renewals, conducting apartment inspections, enforcing notice requirements, processing evictions, and collecting late fees. Analyzing market and economic trends to develop short‑ and long‑term marketing and leasing strategies. Promoting resident satisfaction through timely responses to complaints and service requests. Ensuring maintenance staff meet company standards for responding to and completing service requests. Conducting regular property inspections and ensuring the property meets safety, cleanliness, and appearance standards. Supervising staff, including interviewing, hiring, training, and performance management. Maintaining the client/owner relationship: meeting owners, conducting tours, providing performance updates, and responding to owner requests. Completing accounting, financial, administrative, and other reporting duties as assigned. For California locations, Community Managers must use the California Lease File Checklist to ensure lease documents are complete and compliant. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field preferred. 4–6 years of relevant experience in property management, sales, marketing, or customer service, demonstrating ability to manage day‑to‑day operations, resolve complaints, maintain financial records, increase revenue, and coordinate a team. Strong ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, and capable of working independently and collaboratively. Specialized Skills All required state and local licenses and certifications. Valid driver’s license to operate a golf cart on property; all on‑site staff who drive a golf cart must also have a valid license. Proficiency in internet, word processing, spreadsheet, and database programs; ability to generate required reports and employment documents. Strong proficiency in property management software (preferably Entrata, Yardi, OneSite). Management and supervisory skills to hire, lead, evaluate, and manage subordinates and maintenance specialists. Physical Demands Office work and frequent outdoor exposure; ability to navigate all property areas. Capability to push/pull, lift, carry, or maneuver weights up to 20 pounds independently and up to 50 pounds with assistance. Routine local travel for bank deposits, training, outreach, or other duties. Benefits Medical, dental, vision, disability, and life insurance. Housing discount for onsite staff in Greystar‑managed communities (subject to availability). 6‑week paid sabbatical after 10 years of service and every 5 years thereafter. 401(k) with company match up to 6% after 6 months of service.
