Community Manager - Alta Croft

Job Summary The Property Manager will oversee the day‑to‑day operations of Alta Croft, a mid‑rise apartment community in Charlotte, NC. The role involves managing staff, finances, leasing, maintenance, resident relations, and ensuring compliance with company policies, Fair Housing, ADA, FCRA, and other regulations. Property Details Property: Alta Croft Location: Charlotte, NC Type: Mid‑Rise Stage: Stabilized Unit Count: 238 Schedule: Monday–Friday; weekends as needed Responsibilities Develop and manage the property budget and financial performance, including rent setting, collections, banking deposits, and monthly financial reports. Approve vendor, contractor, and service provider invoices; reconcile work performed, certify insurance, code charges, and manage petty cash. Lead lease enforcement: evaluate applications, determine discounts and renewals, conduct inspections, manage notices and evictions, and collect late fees and other charges. Analyze market trends and implement short‑ and long‑term marketing and leasing strategies to meet occupancy and revenue targets. Respond to resident complaints, questions, and service requests promptly; work with the maintenance team to complete requests to standard. Conduct regular property inspections to ensure safety, cleanliness, and appearance meet company standards. Supervise, hire, orient, train, and evaluate property staff in accordance with company policies and values. Maintain client/owner relationships: meet owners, conduct property tours, provide performance updates, and respond to requests. Prepare accounting, financial, administrative, and other reports; perform additional duties as assigned. Ensure compliance with Fair Housing, ADA, FCRA, and applicable local and state regulations. Qualifications Bachelor’s degree in Business Management, Real Estate, or a related field (preferred). 4–6 years of relevant experience in property management, sales, marketing, or customer service. Strong communication, conflict resolution, and customer‑service skills. Ability to manage multiple priorities in a fast‑paced environment. Detail‑oriented, self‑motivated, capable of working independently and collaboratively. Specialized Skills Valid driver’s license to operate a golf cart and oversight of staff who drive carts. Proficiency with Internet, Microsoft Office (Word, Excel), database management, and reporting. Strong experience with property‑management software (Entrata, Yardi, or OneSite). Management and supervisory experience with maintenance specialists. Physical Demands Work in an office and on the property; must access all interior and exterior areas. Lift up to 20 lbs independently or 50 lbs with assistance. Frequent exposure to outdoor elements (weather, odors, landscape). Travel to bank deposits, training, outreach, or other errands as required. Compensation Salary range: $85,000–$90,000 per year. Eligible for quarterly or annual bonus (corporate) or weekly/monthly/quarterly bonus (property). Benefits Competitive medical, dental, vision, disability, and life insurance.
