Album Mallard Creek is a brand-new luxury mid‑rise community featuring upscale apartment homes designed to deliver an exceptional living experience. We are seeking a dynamic and experienced Lease‑Up Community Manager to lead the launch and ongoing success of this Active Adult (55+) community. In this vital leadership role, you will oversee all on‑site operations, team members, and resources to ensure a smooth lease‑up and long‑term performance. Your focus will be on driving leasing velocity, achieving financial and operational goals, and cultivating a vibrant, resident‑centered culture tailored to the lifestyle of our 55+ residents. The ideal candidate will bring strong operational expertise, a passion for customer service, and a commitment to compliance with Greystar policies and applicable federal, state, and local regulations—including Fair Housing, ADA, and FCRA. This is a unique opportunity to shape the foundation of a luxury community and make a lasting impact from day one. Minimum of 3 years of Community Manager experience is required and lease‑up experience is strongly preferred.JOB DESCRIPTION
Respond promptly to resident concerns, complaints, questions, and requests, and take appropriate action to resolve and address issues. Handle escalated resident disputes with empathy and problem‑solving. Complete various required accounting, financial, administrative, operational, and other reports, and perform other duties as assigned or as necessary, ensuring accuracy and timeliness. Act as the liaison with ownership, investors, and regional/asset management teams. Lead ownership/partner site visits, providing performance updates, market insights, and suggestions to improve overall performance and financial success of the property. Provide recommendations for long‑term asset preservation, revenue growth, and expense control strategies. Oversee hiring, onboarding, and training, and manage performance and professional development of team members in accordance with Company policies, values, and business practices. Ensure team members are current on all required trainings and certifications, and address any performance issues promptly. Oversee the lease enforcement process by making periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease. Enforce community rules and lease policies to maintain a safe and orderly environment. Coordinate with legal counsel for evictions, lease disputes, and compliance matters. Conduct interactive daily huddles, regular one‑on‑one coaching/check‑ins, and annual reviews. Meet regularly with team members to understand and assist in completion of their required responsibilities and annual goal setting. Keep them informed of resident situations as necessary. Share team and community goals and engage them to understand their role in helping the team accomplish them. Supervise sales activities to achieve the community’s revenue and occupancy goals. Monitor leasing team performance and metrics (closing ratios, lead conversion, traffic sources, and lead management). Conduct community tours as needed and ensure model and vacant units are in good standing and tour‑ready. Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. Oversee accounts payable/receivable, invoice approvals, and vendor billing accuracy. Develop and execute strategies to drive NOI (net operating income) through rent growth, ancillary income opportunities, and expense control. Conduct regular community inspections and take appropriate actions to maintain safety, cleanliness, curb appeal, ensure preventative maintenance schedules are executed, and that amenities are fully operational. Promote resident satisfaction and retention by building a strong community culture while monitoring and responding to resident satisfaction surveys and online reviews to maintain a strong reputation management. Oversee budget creation, forecasting, and monthly variance reporting. Prepare and present financial performance updates to ownership/asset managers. Maintain confidentiality of pertinent personal information concerning residents and staff. Analyze, and interpret local market and economic trends that may impact the community, understand the competitive market set, and implement short‑and long‑range marketing and leasing strategies to achieve the community’s occupancy and revenue goals, and adjust pricing and marketing strategies. Direct and support maintenance/service operations, ensuring timely work order completion and preventive maintenance programs. Manage vendor contracts, insurance compliance, and risk management initiatives, including incident reporting, insurance claims and conducting team safety and OSHA trainings. Maintain and stay current on all applicable/required community licenses, inspections, certifications, permits, etc. Forecast and track capital expenditures in alignment with ownership objectives. Manage vendor contracts, procurement, and ensure timely completion of capital projects. Oversee capital projects and unit upgrades/renovations. Represent the community and the company in the greater community including attendance at inside and outside events and activities and participate in outreach marketing efforts. Evening and weekend work may be required. Perform other duties as assigned which relate to the success of the community and the brand. For California only: Community Managers working in California are responsible for managing the lease process by utilizing the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized.BASIC KNOWLEDGE & QUALIFICATIONS
Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4–6 years minimum of relevant experience that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day‑to‑day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented and self‑motivated with the ability to work independently, as a leader, and as a collaborative member of a team.SPECIALIZED SKILLS
Incumbents must have all licenses and/or certifications as required by state and local jurisdictions. Incumbents must have a valid driver’s license to drive a golf cart on property and must ensure all other on‑site staff that has access to drive the golf cart also has a valid driver’s license. Proficiency in Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents. Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.TRAVEL / PHYSICAL DEMANDS
Team members work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Routine, local travel may be required to make bank deposits, attend training classes and outreach events, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Additional Compensation Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
