Compensation: $26.44 per hour/Manager Band 

FLSA Status:  Non-Exempt, Full-Time

Hours of Work: Monday – Friday; Typical Business Hours. May be required to be on-call, including occasional evenings and weekends.

Closure Status:  Level 2 & 3

*If proven HVAC certification is verified, will be level V.

PRIMARY FUNCTION  

The Maintenance Technician IV works under administrative supervision. This position is an experienced specialist responsible for ensuring the safe, efficient, and reliable operation of all YWCA Kalamazoo commercial and residential facilities. As a Manager Band position, this role is expected to bring demonstrated prior professional experience and the ability to implement project management skills with facility projects and initiatives. The Maintenance Technician IV performs and coordinates a full range of preventative, routine, and emergency maintenance while taking ownership of assigned projects from planning through completion. This is a non-supervisory role; however, the position may coordinate and lead small groups of volunteers (5-15) or temporary helpers in support of maintenance and facilities work.

QUALIFICATIONS

• High school diploma or GED equivalent; Associate's degree in facilities management, construction management, or a related field preferred.
• Minimum 5–7 years of progressive professional experience in maintenance or facilities, including work at both commercial and residential properties.
• Demonstrated experience leading a maintenance project, facilities initiative, or equivalent work — consistent with Manager Band expectations. This is a non-supervisory role.
• Ability to coordinate and provide direction to small groups of volunteers or temporary helpers as needed.
• Advanced working knowledge of electrical, HVAC, plumbing, carpentry, and building systems.
• Strong troubleshooting and problem-solving skills across complex, multi-system issues.
• Ability to read blueprints, electrical diagrams, mechanical schematics, and applicable code requirements.
• Demonstrated ability to work independently, manage competing priorities, and make sound decisions under pressure.
• Experience coordinating with external contractors, vendors, and utility providers.
• Ability to lift up to 60 lbs. and perform sustained physical tasks including climbing, crawling, and working in confined or elevated spaces.
• Ability to work cooperatively with people of diverse backgrounds; strong communication skills.
• Valid driver's license and reliable transportation.
• Proficiency in computerized maintenance management systems.
• Must pass criminal, child abuse and neglect, and sex offender background checks.

RESPONSIBILITIES

Advanced Facility Maintenance & Repair

• Perform and coordinate expert-level, multi-system maintenance and repair across all YWCA residential and commercial facilities.
• Troubleshoot and resolve complex HVAC, electrical, plumbing, carpentry, and structural issues prior to reviewing the details with the director.
• and lead a comprehensive preventative maintenance program to optimize facility performance and reduce emergency repair costs.
• Interpret and apply blueprints, electrical diagrams, mechanical schematics, and applicable codes to guide installation and repair work.
• Evaluate and recommend capital improvements, system upgrades, and deferred maintenance priorities to facility leadership.

Project & Initiative Leadership

• Lead assigned facilities projects and initiatives from planning through completion, consistent with Manager Band expectations.
• Coordinate and provide direction to small groups of volunteers or temporary helpers supporting maintenance and facilities work, as needed.
• Track project progress, materials, timelines, and outcomes; report results to the Director of Facilities.
• Support the Director of Facilities in project scoping, planning, and execution for renovations and major repairs.
• Note: This is a non-supervisory position. The Maintenance Technician IV does not hold supervisory authority over YWCA employees.

 

Safety, Emergency Response & Compliance

• Serve as a primary technical lead for emergency maintenance response during and outside regular business hours.
• Ensure full compliance with state and federal OSHA regulations, local building codes, and YWCA safety standards; conduct and document safety audits.
• Oversee inspection, maintenance, and documentation of fire safety, alarm, and emergency building systems.
• Develop and maintain emergency maintenance protocols and response procedures.

Vendor Coordination & Procurement

• Lead coordination with external contractors, vendors, and utility providers for specialized and capital work.
• Review contractor work for quality, code compliance, and alignment with YWCA requirements.
• Manage materials procurement, parts inventory, and equipment lifecycle tracking.

Work Order, Documentation & Reporting

• Manage complex work orders with precision, tracking labor time, materials, and costs.
• Maintain comprehensive maintenance logs, safety inspection records, and all required regulatory documentation.
• Generate reports on facility condition, maintenance activity, and deferred work for leadership review.

Organizational Responsibilities

• Attend team meetings, required trainings, and organizational events.
• Maintain confidentiality and adhere to mandatory reporting requirements.
• Represent the YWCA positively in all interactions with staff, vendors, volunteers, and community.
• Perform other duties as assigned.

WORKING CONDITIONS AND ESSENTIAL FUNCTIONS

• Work occurs at YWCA locations, off-site locations, and occasional outdoor events.
• Physical activities include sitting, standing, bending, kneeling, climbing, balancing, stooping, crawling, and frequent movement.
• Regular use of hand and finger dexterity; continual talking and hearing.
• Lifting requirements: frequently up to 40 lbs.; occasionally over 60 lbs.
• Occasional exposure to wet/humid conditions, moving mechanical parts, fumes, airborne particles, toxic chemicals, bloodborne or airborne pathogens, outdoor weather, and extreme temperatures.
• Work may take place in high or elevated areas; noise levels typically quiet to moderate.
• Vision requirements include: close, distance, color, peripheral, depth perception, and focus adjustment.
• Equipment used may include personal vehicles, laptop, and work cell phone.
