Maintenance SupervisorAn Atrium Maintenance Supervisor is responsible for overseeing the maintenance and repair of all equipment and facilities at their community. This includes being a hands-on leader, working on maintenance requests while also training and managing a team of maintenance technicians, scheduling and prioritizing maintenance tasks, and ensuring that all work is completed in a timely and budget-conscious manner.The Maintenance Supervisor reports to the Property Manager and is expected to make teamwork and customer service their top priority.Location: Nashville, TNSalary: $29 - $37.50 per hour (actual rate will be based on experience). Eligible for bonuses.Schedule: Full Time. Standard schedule expected is Monday thru Friday, 8:00am – 5:00pm, with rotating on-call schedule (some evenings/weekends required)Key ResponsibilitiesEnsure the completion of all service requests, including assisting techs as applicableSupervise, train, develop and lead a team of maintenance techniciansInspect community continuously, recording and correcting deficienciesEnsure that all keys are kept properlySchedule and prioritize maintenance tasksPerform routine maintenance and repairs on equipment and facilitiesCoordinate with Property Manager to ensure that maintenance work does not disrupt operationsEnsure compliance with Fair Housing and Miya's LawMaintain accurate records of all maintenance work performedEnsure that all maintenance work is performed in compliance with safety regulationsPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs dailyService requests made by residents should be completed within 24 hoursHandle 'on call' duties whenever needed; will carry a cell phone on a regular basisAssist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)Order supplies (within budgetary guidelines); communicate and coordinate with vendorsAssist in the distribution of flyers, community signage and other materialsAssist in picking up litter & maintain small amount of groundsPerform preventative maintenanceKeep inventoryPerform additional tasks as assigned by Property ManagerWhat We're Looking ForExperience: Strong expertise in HVAC, plumbing, electrical, appliances, carpentry, and general repairs. Budget-conscious with experience managing inventory, vendors, and maintenance expenses. Ability to lead, coach, and hold a team of 2+ maintenance technicians accountable.Soft Skills: Strong communication skills and attention to detail. Adaptable and dependable. Resourceful. Self-disciplined and goal-driven. Must have the ability to interact effectively with prospects, residents, peers, and management.Hard Skills: Experience with property mgmt software (ex Appfolio, Yardi, Knock, etc). Basic computer skills including email. CPO certification and REAC inspection experience is a plus!Mindset: Must take pride in their work. Desire to work as a team with ability to work independently on occasion. Maintains a service-oriented environment by exhibiting a professional appearance and positive attitude.RequirementsEPA Universal / HVAC certification is required.5+ years of apartment maintenance experience, including 2+ years in a supervisory role.Proven experience maintaining older apartment communities and aging building systemsMust be reliable, professional, and available for after-hours emergency on-call responsibilities.Experience managing work orders, make-readies, preventive maintenance, and emergency repairs.Knowledge of OSHA safety standards and Fair Housing compliance.Reliable transportation and valid Driver License.Why Work with Us?When you join Atrium, you're not just starting a job—you're building a career in a supportive, people-focused environment.
