Assistant Maintenance Supervisor - Affordable Housing

Salary: $25.00 - $27.00 | Full-Time | Monday-Friday, 40hrs | On-Call Rotation

What You'll Bring as an Assistant Maintenance Supervisor

You're a hands-on maintenance professional with strong technical skills and a passion for leading by example. You bring:

• 4-5+ years of apartment, residential, or facilities maintenance experience.
• Experience with painting, drywall, carpentry, plumbing, and electrical repairs; HVAC experience or willingness to learn is a plus.
• Previous experience supervising or mentoring maintenance staff preferred.
• High school diploma or GED required.
• Vocational training or certifications in HVAC, building maintenance, construction, environmental hazards, or related fields are a plus.
• OSHA knowledge preferred.
• Reliable transportation, a valid driver's license, and current auto insurance.
• Ability to respond to on-call emergencies within 30 minutes when scheduled.
• Experience monitoring inventory and purchasing maintenance supplies within budget.
• Basic computer proficiency, including Microsoft Word, Excel, and Outlook; Yardi Voyager experience is a plus.
• Strong communication, organization, customer service, and problem-solving skills.

How You'll Make an Impact

As the Assistant Maintenance Supervisor, you'll help lead the day-to-day maintenance operations by:

• Supporting the Maintenance Supervisor in overseeing maintenance operations and serving as backup when needed.
• Coordinating apartment turnovers, make-ready units, punch lists, and preventative maintenance schedules.
• Performing and assisting with plumbing, electrical, carpentry, drywall, painting, groundskeeping, and general building maintenance.
• Monitoring maintenance requests to ensure timely completion and communicating updates with the Community Manager.
• Coaching, mentoring, and training maintenance team members while helping address performance concerns.
• Maintaining maintenance shops, storage areas, tools, equipment, and company vehicles in safe working condition.
• Coordinating vendors and contractors by reviewing quality, cost, and timeliness while assisting with project bids.
• Monitoring maintenance inventory and purchasing supplies within approved budgets.
• Assisting with snow removal, grounds maintenance, emergency on-call responsibilities, and supporting nearby Conifer communities when needed.
• Delivering exceptional customer service while maintaining safe, attractive, and well-maintained communities for residents.

Additional Schedule Expectations

Work schedules may change based on business needs and property performance. Weekend hours, including Saturdays, may occasionally be required to support leasing activity, occupancy needs, resident engagement, rent collections, or other operational priorities. Weekend coverage is scheduled on a rotating basis.
