Commercial Roofing Project Manager

Salary $80,000 – $125,000 per year (DOE). Base salary $100,000 – $135,000 per year (DOE). Job Type Full-time. Monday to Friday. Responsibilities Manage commercial construction projects in the low‑slope roofing category, including sheet metal installation and masonry restoration. Understand assigned contracts, plan & phase work, and manage superintendents. Control the project budget and costs, order and time material deliveries, analyze job‑cost reports, and estimate change‑order costs. Act as a champion for safety, promote best practices, and assist with safety training and strategic initiatives. Learn Simpson’s processes and technology, set an example for professionalism and leadership, and support company growth and profitability. Represent the company with clients, GCs, architects, consultants, and property managers. Perform independent takeoffs during pre‑construction, create submittals, prepare supervisor’s manuals, purchase and receive materials, and manage installation of product and labor. Control cost, manage subcontractors, handle change orders, file warranties, and produce construction project close‑out submittals. Track equipment, safety equipment inspections, incident response, and report work progress and percentage of completion on multiple projects. Manage multiple large commercial projects simultaneously and coordinate phasing with superintendents. Assist leadership in identifying performance strengths and weaknesses in the field. Qualifications Project management experience: 5 years (required). High school diploma or equivalent. Driver’s license. Commercial roofing knowledge in single‑ply, asphalt, cold‑applied, hot‑applied, and metal products. Experience with construction law, subcontract agreements, and construction documents. Experience creating submittals, supervisor’s manuals, purchasing and receiving materials. Cost‑controlling and subcontract management. Change‑order management and warranty filing. Proficiency with construction project software and planning tools. Soft Skills High‑level written and verbal communication. High competency with computers and software.
