Position Overview

The Project Superintendent serves as the day-to-day eyes and ears on the job site. Working closely with the Project Manager, the Superintendent is responsible for coordinating subcontractors, maintaining site quality and safety, driving the construction schedule forward, and ensuring that every project reflects the Silver Oak standard of craftsmanship and professionalism. This is a hands-on field leadership role for someone who takes pride in running a tight, organized, and productive job site.

Site Management & Daily Operations

● Oversee day-to-day field operations on one or more active remodeling job sites.

● Maintain a clean, safe, and organized job site at all times throughout the construction phase.

● Conduct site visits and document all activity, progress, challenges, and accomplishments in BuilderTrend daily logs.

● Post photos on every site visit to document work in progress and completed milestones.

● Identify and flag any issues, conflicts, or unforeseen conditions to the Project Manager promptly.

Subcontractor Coordination

● Schedule, direct, and coordinate subcontractors on site to ensure work is performed in the correct sequence and on schedule.

● Conduct pre-construction meetings with subcontractors to establish expectations, review plans, and communicate Silver Oak standards.

● Verify that subcontractors have the correct plans, materials, and information before work begins.

● Encourage and support subcontractors to post their own updates and photos in BuilderTrend daily logs.

● Identify and communicate scope changes or unforeseen conditions to the Project Manager before any additional work proceeds.

Quality Control

● Inspect completed work at each phase of construction to verify it meets plans, specifications, and Silver Oak quality standards.

● Conduct punch list walkthroughs and follow through on completion of all items to client satisfaction.

● Verify material deliveries against the approved schedule and document any damage, shortages, or discrepancies with photos in BuilderTrend within 24 hours of delivery.

Schedule & Progress

● Monitor and help maintain the project schedule, flagging any risks to the Project Manager as early as possible.

● Ensure that there is productive work happening on site every scheduled work day.

● Coordinate material deliveries, inspections, and trade scheduling to keep the critical path moving.

● Communicate schedule changes proactively — not reactively.

Client & Communication

● Maintain a professional and courteous demeanor with clients at all times while on site.

● Keep the Project Manager informed of any client concerns, questions, or interactions encountered in the field.

● Direct client questions and scope-related requests to the Project Manager — do not make commitments or approve changes without PM authorization.

● Use BuilderTrend as the primary communication platform for all project-related documentation and updates.

Change Orders & Unforeseen Conditions

● Immediately notify the Project Manager of any unforeseen conditions or client-requested scope changes discovered in the field.

● Do not authorize or allow any additional work to proceed without a signed change order in BuilderTrend.

● Document unforeseen conditions with photos and written description before any remediation work begins.

Qualifications

Required

● Minimum 5 years of experience in residential remodeling or construction in a field leadership role.

● Strong working knowledge of all phases of residential construction — framing, mechanical rough-ins, finishes, and closeout.

● Ability to read and interpret architectural plans and specifications.

● Excellent organizational and time management skills with the ability to manage multiple trades simultaneously.

● Strong interpersonal and communication skills — professional with clients, direct and clear with subcontractors.

● Proficiency with or ability to quickly learn BuilderTrend or similar construction management software.

● Valid driver's license and reliable transportation — this is a field-based role covering the North Atlanta corridor.

● Must be located in or willing to work in the Alpharetta / Milton / Roswell / North 400 area.

Preferred

● Experience working with high-end residential remodeling clients and custom home projects.

● Experience using BuilderTrend for daily logs, scheduling, and subcontractor communication.

● Demonstrated ability to maintain budget awareness and flag cost risks in the field.
