JOB SUMMARY:

The Senior Manager of Maintenance and Construction provides strategic leadership and overall accountability for Aloha Petroleums Facilities Maintenance and Construction departments. This position is responsible for ensuring all company facilities fueling systems convenience stores foodservice equipment infrastructure and capital construction projects are maintained upgraded and developed in a safe reliable timely and cost-effective manner. The Senior Manager leads the Facilities Maintenance team Construction team internal technical staff and external contractors to support operational excellence and business growth.

This role oversees company-wide maintenance programs capital project execution engineering and design standards regulatory compliance asset lifecycle management safety initiatives vendor performance and departmental financial performance. The Senior Manager develops and executes long-term strategies that maximize asset reliability improve customer experience support revenue generation and maintain Aloha Petroleums competitive advantage.

The results achieved by this position shall establish and maintain a best-in-class Technical Services organization that delivers industry-leading maintenance reliability construction execution operational support safety performance and stewardship of company assets.

This role has a current pay range of $122000 $148000. The listed pay range represents the companys good faith estimate of the minimum and maximum base rate of pay for this position at the time of this posting. The selected candidates compensation will be determined based on their work location qualifications relevant experience operational needs demonstrated performance over time and internal pay alignment.

JOB DUTIES OUTLINE:

Strategic Leadership

1. Provide overall leadership and direction for the Facilities Maintenance and Construction departments.
2. Develop and implement departmental strategies goals budgets performance standards and key performance indicators.
3. Align technical services activities with corporate objectives operational priorities and growth initiatives.
4. Foster a culture of safety accountability innovation teamwork and customer-centric service.
5. Develop succession plans and talent development programs for technical services personnel.

Facilities Maintenance Management

1. Oversee timely and cost-effective repair and maintenance of fueling equipment UST tank-top systems HVAC systems foodservice equipment electrical systems plumbing systems roofing signage canopies and parking lots.
2. Optimize Work Order dispatching to promote efficiency and minimize travel time and resulting costs.
3. Direct warehouse and technician truck stock inventory to ensure frequently used parts are readily available while also adhering to prudent working capital costs.
4. Establish preventive maintenance programs designed to maximize equipment reliability and asset life.
5. Monitor service level agreements (SLAs) work order performance response times and maintenance quality standards.
6. Provide emergency response services that include not only responding to the matter but also providing communication and coordination with local emergency officials as needed.
7. Manage technician training certifications safety programs and operational effectiveness.
8. Provide oversight of technician timekeeping processes ensuring accurate labor reporting payroll readiness and adherence to company standards.

Construction and Capital Project Management

1. Direct all company construction remodeling rebranding equipment replacement and site redevelopment projects.

1. Oversee project planning budgeting design development scheduling procurement permitting construction management and project closeout activities.
2. Ensure projects are completed safely on schedule within budget and in compliance with company standards.
3. Lead value-engineering initiatives that improve project economics while maintaining quality and safety standards.
4. Coordinate with architects engineers consultants contractors utility providers and governmental agencies.
5. Support company growth through evaluation and execution of redevelopment and expansion opportunities.

Financial Management

1. Develop and manage annual operating and capital budgets for Technical Services.
2. Monitor expenditures forecasts and financial performance against approved budgets.
3. Identify opportunities to reduce maintenance and construction costs while improving service quality and asset reliability.
4. Evaluate return on investment and business value of major capital projects and maintenance initiatives.
5. Provide monthly financial and operational reporting to executive leadership.

Regulatory Compliance and Safety

1. Ensure compliance with all applicable federal state and local regulations.
2. Maintain environmental health safety construction fueling system and facility compliance programs.
3. Lead incident investigations and corrective action initiatives.
4. Maintain positive relationships with regulatory agencies and industry stakeholders.
5. Promote a proactive safety culture throughout the organization.

Vendor and Contractor Management

1. Establish standards for contractor qualification performance measurement and safety compliance.
2. Negotiate and manage service agreements maintenance contracts and construction contracts.
3. Monitor contractor performance to ensure quality responsiveness and cost effectiveness.
4. Develop strategic supplier relationships that support operational reliability and growth.

Asset Management and Operational Support

1. Develop long-term asset replacement and capital improvement plans.
2. Utilize maintenance and construction performance metrics to drive continuous improvement.
3. Maintain engineering construction maintenance and asset management documentation systems.
4. Collaborate with Operations Marketing Environmental Finance and other departments to support company initiatives.
5. Provide technical expertise and recommendations regarding facilities equipment and infrastructure investments.

WORKING CONDITIONS:

• Regular office hours with availability to respond to emergencies and critical operational issues as needed.
• Frequent travel to company facilities across Oahu and the Neighbor Islands.
• Regular visits to active construction sites fueling facilities warehouses and retail locations.
• Frequent use of computers mobile devices and standard office equipment.
• Occasional climbing kneeling stooping and walking during site inspections and project evaluations.

EQUIPMENT USE:

• Frequent use of Company-provided vehicle and/or pick-up truck.
• Use of warehouse equipment to receive and deliver equipment and materials.

PHYSICAL DEMANDS:

• Requires lifting and carrying up to 50lbs kneeling crouching to inspect and/or complete repairs

COMMUNICATION DEMANDS:

Demonstrates exceptional verbal written presentation and interpersonal communication skills.

Effectively interacts with executive leadership operations personnel contractors consultants vendors regulatory agencies and community stakeholders.

Provides concise and actionable reporting regarding operational financial project safety and strategic performance.

Represents Aloha Petroleum professionally while maintaining the highest standards of customer service and business conduct.

QUALIFICATION DEMANDS:

Comprehensive knowledge of facilities maintenance construction management engineering principles asset management and project delivery.

Strong leadership and organizational skills with the ability to lead diverse teams and multiple concurrent initiatives.

Expertise in budgeting financial analysis capital planning and project controls.

Knowledge of environmental safety building and permitting regulations.

Strong contract administration and vendor management experience.

Ability to read and interpret engineering drawings specifications permits and technical documentation.

Proficient with Microsoft Office and maintenance/project management systems.

Valid Hawaii drivers license.

Bachelors degree in Engineering Construction Management Facilities Management Business Administration or a related field preferred.

Minimum of 10 years of progressive experience in facilities maintenance construction management engineering or technical services leadership.

Minimum of 5 years in a supervisory or management role.

Experience within the retail fuel convenience store petroleum foodservice or related industry strongly preferred.

Professional certifications in project management construction management maintenance management engineering or related disciplines are desirable.
