Maintenance Assistant

Maintenance Position

The primary purpose of your job position is to maintain the grounds, facility, equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, our established policies and procedures, and as may be directed by your supervisor, to assure that a successful maintenance program is maintained at all times.

Essential duties include:

• Ensuring that maintenance schedules are followed as outlined for respective shift or area.
• Reporting all accidents/incidents to your supervisor no matter how minor they may be.
• Coordinating daily maintenance services with nursing services when performing routine assignments in resident living areas.
• Performing routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures.
• Cleaning windows and screens as directed.
• Replacing burned out light bulbs, to include exit lights, overhead lights, fluorescent lights, room call lights, etc., and performing cleaning duties wherever necessary.
• Servicing heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.
• Ensuring maintenance supplies have been replenished in work areas as necessary.
• Ensuring that the facility and its equipment is properly maintained for resident comfort and convenience.
• Reporting equipment malfunctions or breakdowns to your supervisor as soon as possible.
• Following established safety precautions when performing tasks and when using equipment and supplies.
• Assisting others in lifting heavy equipment, supplies, etc., as directed or requested.
• Maintaining the confidentiality of all resident care information including protected health information.
• Reporting known or suspected incidents of unauthorized disclosure of such information.
• Informing residents when it is necessary to move his/her personal possessions.

This position has no supervisor responsibilities.

Qualification:

Education and/or Experience:

Must possess, as a minimum, a 10th grade education.

Language Skills:

Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism.

Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.

Ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.

Mathematical Skills:

Ability to apply concepts such as fractions, percentages, ratios and proportions to practical situations.

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Physical Demands:

Prolonged use of a desktop or laptop computer. While performing the duties of this job, the employee is regularly required to sit, stand, walk and talk, read or hear. Frequent use of all office-related equipment to include; copier/scanner/fax, telephone, and calculator. May be necessary to assist in the evacuation of residents during emergency situations.
