Role Description The Project Manager (PM) supports the delivery of real estate development projects across all phases, from pre-development and entitlements through construction and closeout. This is a hands‑on, execution‑focused role designed for an early‑to‑mid‑career professional. The PM works under the direct supervision of a Development Manager (DM) or Principal, taking ownership of defined workstreams, managing day‑to‑day project coordination, and developing the analytical and relationship skills required to lead projects independently. This role is intentionally structured as a development support position tracking and documenting project details. Strong performers will grow into increased project responsibility, and eventual promotion to DM. Key Responsibilities Project Coordination & Administration Maintain and update integrated project schedules, action logs, and meeting notes across active projects. Track deliverable deadlines across consultants, contractors, and internal teams; flag risks to the DM proactively. Coordinate and distribute RFIs, submittals, and design review packages; maintain organized project filing systems. Prepare agendas and meeting materials; document decisions, action items, and follow‑ups. Manage correspondence with consultants, contractors, municipal contacts, and vendors under DM direction. Financial Tracking & Analysis Assist in preparation and ongoing maintenance of development budgets, pro formas, and project cost reports. Track budget‑to‑actual performance; flag variances and assist in preparation of monthly owner reports. Process and log pay applications, invoices, and change orders; support contract compliance review. Conduct research to support financial analysis, including market comparables, cost benchmarking, and incentive program eligibility. Entitlements & Permitting Support Track permitting status across active projects and maintain permit logs. Conduct due diligence research including zoning verification, and preliminary environmental screening. Coordinate scheduling and logistics for public hearings, community meetings, and agency presentations. Construction Administration & Consultant Management Support Assist in assembling and managing consultant and contractor teams under DM direction. Own the day‑to‑day RFI and submittal process: logging, routing, tracking turnaround times, and following up to keep the design and construction schedule on track. Distribute design documents for review; compile and organize owner review comments. Track design and construction milestones against schedule; coordinate submittal of drawings for permitting and agency approvals. Support site walks and punch list tracking, coordinating with contractors to confirm resolution of open items. Support RFP preparation for consultant and contractor procurement. Reporting & Communication Prepare project status reports, dashboard updates, and presentation materials for owner, board, and lender reporting. Assist in drafting project narratives, scopes of work, and contract exhibits. Support preparation of development applications for tax credit, grant, or incentive programs. Required Bachelor's degree in Real Estate Development, Architecture, Urban Planning, Construction Management, Business, or a related field. 3–7 years of experience in real estate development, construction management, general contracting, or a closely related field. Hands‑on experience managing RFIs, submittals, and shop drawing review, with the ability to read and interpret construction documents and specifications. Strong analytical skills with demonstrated experience in financial modeling or budget management. Proficiency in Microsoft Excel, Word, and PowerPoint; comfort learning project management tools (Procore, Smartsheet, MS Project, or similar). Excellent written and verbal communication skills, including the ability to draft clear professional correspondence. High attention to detail and ability to manage multiple workstreams simultaneously. Demonstrated ability to take initiative, self‑direct, and meet deadlines with minimal supervision. Preferred Construction background, such as prior experience as a project engineer, assistant PM, or field engineer with a general contractor or construction manager. Master's degree in Real Estate Development (MRED), MBA, or related advanced degree in progress or completed. Experience working in or supporting an owner's representative, developer, or development advisory firm. Familiarity with entitlement processes, AIA contract documents, or construction cost accounting. Exposure to specialized development sectors: healthcare, cultural/civic, faith‑based, affordable housing, or mixed‑use.
