Field Manager
Open House Texas/Atlanta Realty & Investments
Overview We are seeking a proactive and detail-oriented Field Manager to lead and oversee renovation projects for single-family homes within our portfolio. In this role, you will manage a team of field superintendents, contractors, and vendors to ensure renovations are completed on time, within budget, and to the highest standards of quality and safety. The ideal candidate will bring strong project management skills, a keen eye for construction quality, and the ability to coordinate across departments to ensure each property is market‑ready. This role also includes conducting quality control inspections, resolving post‑move‑in issues with residents, and driving operational excellence in the field. Summary of Responsibilities Lead, supervise, and support Field Superintendents, general contractors, and third-party vendors to ensure all renovation projects meet or exceed the company’s standards for quality, safety, and performance. Review and evaluate Requests for Proposal (RFPs) and Change Orders for accuracy, scope alignment, and compliance with project objectives and budget constraints. Ensure all construction activities are executed in strict accordance with approved manuals, procedures, and company standards to deliver consistent, high-quality outcomes. Oversee project execution from start to finish, ensuring alignment with organizational guidelines, operational protocols, and compliance requirements. Provide hands‑on technical guidance and field support to Field Superintendents, contractors, and the Construction Manager to proactively resolve issues and improve field operations. Assist in estimating and validating change orders, and collaborate with Field Superintendents to negotiate equitable terms with contractors to maintain project efficiency and cost control. Develop, manage, and coordinate project schedules, ensuring timely submission of updates, invoices, and submittals, while monitoring contractor performance and addressing delays or deviations promptly. Actively track and review contractor progress to ensure that construction milestones are met on time and within budget, adjusting plans as necessary to meet goals. Analyze weekly and monthly project reports to assess progress, identify risks, and communicate key updates and challenges to senior leadership and cross‑functional teams. Participate in regular meetings with internal and external stakeholders to align on project timelines, resolve issues, and ensure cohesive collaboration across departments. Coordinate and resolve resident‑related concerns for up to 14 days following move‑in, ensuring a smooth handoff and reinforcing resident satisfaction and trust. Conduct detailed weekly field quality control inspections on completed properties to evaluate construction quality, verify adherence to company specifications, and initiate corrective actions as needed. Must be able and willing to travel to other markets as needed to support business operations. Perform other duties and responsibilities as assigned by management to support the success of the construction and field operations teams. Essential Qualifications Active Texas Driver’s License with a clean driving record. High school diploma or equivalent. Minimum of 5+ years of progressive, hands‑on experience in the construction industry, with a proven track record of managing residential renovation projects from concept through completion. Demonstrated expertise in single‑family home rehabilitation, with a solid understanding of the unique challenges, timelines, and compliance requirements associated with residential renovations. Comprehensive knowledge of modern construction methodologies, materials, and technologies, with the ability to apply best practices that enhance quality, efficiency, and project outcomes. Strong financial acumen, including experience with project budgeting, cost control measures, and financial reporting to ensure adherence to budgetary goals and timelines. Proficient in project controls such as scheduling, progress tracking, and performance monitoring, ensuring project milestones are consistently achieved. Skilled in risk identification and mitigation, with the ability to develop proactive strategies that prevent cost overruns, scheduling delays, and safety incidents. Thorough understanding of administrative processes, compliance standards, and regulatory requirements to maintain adherence to internal policies and industry regulations. Strategic thinker with strong conceptual planning abilities, capable of aligning individual project objectives with broader organizational goals. Effective in conflict resolution and mediation, with a solutions‑oriented mindset that helps maintain momentum and minimize project disruption. Proven leadership experience in managing teams, contractors, and cross‑functional stakeholders within high‑volume, deadline‑driven construction environments. Advanced proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and Google Workspace (Docs, Sheets, Slides, Gmail, Calendar, and Drive). Strong working knowledge of renovation project management software such as RenoWalk and BuilderTrend. Physical Requirements Ability to stand, walk, bend, stoop, and lift up to 50–75 pounds at times. All candidates must be legally authorized to work in the United States. Employment is contingent upon the successful completion of a background check, drug screening, and motor vehicle record search.
