Position Summary

The Asset Management Analyst supports the VP/Director of Asset Management in monitoring the financial and operational performance of CRM Rental Management's property portfolio. The Analyst collects and analyzes property data, assists with budgeting and reporting, tracks property performance and action plans, and works with internal teams to ensure accurate and timely information.

Key Responsibilities

• Collect and analyze property financial and operating data, including trends, forecasts, expenses, and market comparables.
• Assist with annual operating and capital budgets by gathering information, analyzing prior results, and identifying variances.
• Prepare draft monthly portfolio reports and assist in evaluating property financial performance, liquidity, and overall stability.
• Review monthly, quarterly, and annual financial reports to identify variances, trends, and issues requiring follow-up.
• Assist with income and expense analysis, financial projections, and property performance reviews.
• Support action plans for properties experiencing financial or operational challenges and track corrective actions.
• Assist with reviewing reserve and escrow draws, gathering supporting documentation, and preparing findings for management review.
• Develop a working knowledge of partnership, regulatory, loan, subsidy, and other property agreements and track related requirements.
• Coordinate with accounting, operations, property management, and other teams to obtain information, resolve issues, and meet reporting and budget deadlines.
• Maintain organized analyses, reports, and supporting documentation and perform other related duties as assigned.

Qualifications

• Bachelor's degree in finance, accounting, business, economics, real estate, or a related field preferred; equivalent relevant experience may be considered.
• Entry-level candidates with strong analytical, organizational, and problem-solving skills are encouraged to apply. Experience in affordable housing, property management, accounting, or financial analysis is beneficial but not required.
• Willingness and ability to learn affordable housing financing and regulatory programs, including LIHTC, HUD, USDA Rural Development, and New York State programs.
• Proficiency with spreadsheets and the ability to learn and effectively use property management, accounting, and financial reporting systems.
• Strong organizational skills, attention to detail, written communication, and ability to follow through on assignments and deadlines.
• Ability to review and analyze financial information, identify and investigate discrepancies, and clearly communicate findings.
• Ability to work collaboratively with colleagues across departments while exercising appropriate discretion when handling confidential information.
