He/She is expected to display a strong commitment to company goals, values and the success of the company. Under the immediate direction of the Regional Manager, a Community Manager is responsible for all administration, property maintenance and security, financial tracking and budgeting, recording keeping/reporting components listed below.Core Values:AIR - Driven by Accountability, Invested in People, Built on ReputationCOMPENSATION:This is a salaried position with a starting salary dependent on experience and qualifications.ESSENTIAL FUNCTIONS:Always maintain highest occupancy possibleWalk notice apartments once resident turns in noticePrepare for move ins, renovations, and turns timelyPrepare written reports as well as Plumbing & Smoke Detector logs to Regional Manager quarterlySubmit weekly, and month-end reports to Regional ManagerMonitor Advertising sources; IE: Internet, print ads, and locator servicesADMINISTRATION:Maintain regular office hours consisting of 8-5pm, or 9-6pmHandle resident concerns/problemsEnforce lease agreements, as well as house/community policiesPrepare/process all documents related to rent; i.e. non-payment, (UD, etc).Monitor key controlDocument any/all changes in the resident/maintenance fileOversee, direct and mentor other site staffMonitor and supervise contracted services and vendorsPrepare and monitor annual operating budgetsKeep Outlook open, respond to emails and voicemails in a timely and professional mannerApprove Invoices in PayScanProvide leasing assistance per property needsRECORD KEEPING/REPORTING:Ensure that all documents are scanned and filed accordingly in Yardi VoyagerProvide Regional Manager with a monthly building reportPrepare all non-financial government agency reportsEDUCATION, EXPERIENCE AND OTHER SKILLS:High school diploma or equivalent2+ yrs in Property ManagementBasic knowledge of bookkeepingAbility to problem solve with staff and residentsGood written and verbal communication skillsMENTAL AND PHYSICAL REQUIREMENTS:Ability to lift moderately heavy objects, climb ladders, perform duties requiring extensive maneuverability and normal strengthWork is performed in interior and exterior structure and common areasDISCLAIMER:In compliance with federal law, all persons hired will be required to verify identity and eligibility to work in the United States and to complete the required employment eligibility verification document form upon hire.Qualifications:High school diploma or equivalent, additional education or professional designations preferredWorking knowledge of Microsoft Word, Excel and Outlook (email and calendaring), basic math, and use of Property Management software, Yardi preferredExcellent referencesAvailable to work periodic evenings or weekendsReliable transportation to travel to and between buildings and attend business meetings and trainingsDemonstrated organizational abilityCorrect business English, including spelling, grammar, and punctuationStable disposition – able to handle stress and confrontationStrategic thinkerUses common sense to generate practical solutionsIn compliance with federal law, all persons hired will be required to verify identity and eligibility to work in the United States and to complete the required employment eligibility verification document form upon hire. #J-18808-Ljbffr Priority Dispatch Corp.
